RERA has taken a serious note of violation by realty firms in Hyderabad. In the process, it served notices on several realty firms. It even investigated the cases at the field level to gather background information. It is tightening its belt to levy fines on violators. Accordingly, it focussed on activities of RJ Group. The Telangana RERA served notice on it, but the RJ Group did not give reply to the notice within the time stipulated. Therefore, the Telangana RERA is readying itself to impose fine on the group.
Any builder wishing to develop flats on a site measuring more than 500 square yards and more and those keen to build more than eight flats should register their names with the Telangana RERA as per rules Section 1 (2) of the RERA Act. If a promoter wants to issue advertisements for sale of a flat or flats, he or she should seek RERA permission as per the Section 3 (1) of the RERA Act.
It is crucial to appeal to prospective buyers to buy flats in his or her venture. On information that RJ Group is selling flats without RERA permission, RERA served a notice on the group. It sought to know from RJ Group why the RERA should not impose a fine of 10 per cent of the total cost of the project as per the Section 59 of RERA Act. Therefore, it is prepared to impose fine as there was no response from the promoter.
Violating the RERA rules, the RJ Group is selling flats in Bliss Heights gated community at Yamnampet in Ghatkesar. Moreover, it also released advertisement for sale of flats in Jai Vasavi ORR Heights on Kardanur Road near Patancheru without permission of the RERA and also selling units in the property. The Telangana RERA got information about it and issued notices.
