Optimism that the construction sector will benefit from the metro project
Real estate in Hyderabad is facing challenges. While the activities of HYDRA are one reason, the government’s indifferent stance is another factor contributing to the situation. On one hand, builders are anxious, and on the other, homebuyers are postponing their decisions to purchase houses. As a result, the construction sector in Greater Hyderabad is in disarray. During such times, the expansion of the metro rail project is sparking some hope among real estate stakeholders. The Telangana government has initiated efforts to extend the currently successful metro rail project to more areas in the city.
The Telangana government is now initiating the second phase of the Hyderabad Metro Rail project. The Detailed Project Reports (DPRs) related to the second phase of the metro train are reportedly almost ready. A total of 78.6 kilometres has been proposed for the second phase, comprising five routes. Officials estimate that the project will cost around Rs 24,042 crore. Chief Minister Revanth Reddy has already given key directions to officials regarding the new metro rail routes. As per the CM’s instructions, the DPRs for the second phase are being prepared separately. It is expected that the officials will submit these DPRs to the government by the end of this month. After that, they will be sent for cabinet approval and then for central government permission.
All the proposed routes in the second phase of the Hyderabad Metro are extensions of the three corridors in the first phase. The metro project will extend from LB Nagar to Hayatnagar as a continuation of Corridor-1, planning an 8-kilometer stretch. In the same corridor, an extension will also take place from Miyapur to Patancheru, extending a total of 14 kilometres. In the Chandanagar area, metro officials have proposed a double decker system, which will include a total of 10 stations. As an extension of Metro Corridor-2, the project will be constructed from MG Bus Station to Falaknuma and Chandrayangutta, planning to establish six stations over a total of 7.5 kilometres.
As an extension of Corridor-3, the metro will be extended from Raidurgam to Kajaguda, Nanakramguda, Wipro Circle, Financial District, the US Consulate, and Kokapet Neopolis. Train services will be expanded up to a total of 11.3 kilometres in this corridor. Additionally, this corridor will extend 33.1 kilometres from Nagole to LB Nagar, Mailardevpally, Jalpally, and Shamshabad Airport, proposing a total of 22 stations. There are also plans to extend the metro from Mailardevpally to the new High Court near the Rajendranagar Agricultural University, adding three new stations over approximately 5 kilometres. Furthermore, the Telangana government has decided to extend the metro train to Future City, although plans for this are yet to be finalised. In this context, real estate experts believe that once the metro rail extension projects get underway, there will be a surge in real estate activity in those areas.
Particularly, with the second phase of the metro rail project, real estate is expected to flourish along the Vijayawada National Highway at Hayatnagar, starting from Patancheru on the Mumbai National Highway to Sangareddy, and from Shamshabad to Shadnagar on the Bengaluru National Highway, and extending towards Future City. With infrastructure already improving in these areas, the addition of metro transport is expected to attract the middle class and upper-middle class to establish residences there, indicating a promising future for the construction sector in those regions.
