Realty business in Revanth’s govt

Revanth Reddy, who criticised the BRS government as the PCC Chief for selling government lands, is continuing the same path after coming to power. Until yesterday, the government sector did not pay much attention to the real estate sector, but now it has started the same business. In fact, for the past year, the real estate business in the state has been severely affected. Sales and purchases of agricultural lands, along with non-agricultural lands (plots), have drastically reduced. In this situation, the government has focused on land sales. The TSIIC has already issued a notification to sell 400 acres of land in Gachibowli. After that, plans have been made to sell housing and DILL lands.

Where and how much government land is available? How much income will be generated if it is sold? To get a clear estimate on these matters, the Chief Minister and senior ministers have been meeting consecutively. According to official sources, this was the main topic of discussion in the recent Cabinet meeting. As per this, the Housing Board, DLF (Dakkhan Infrastructure Land Holdings Limited), and Rajiv Swagriha have provided all the details of the lands under their jurisdiction to the Chief Minister.

The decision has been made to sell these lands in a way that will generate over Rs 20,000 crore in revenue. Currently, the Housing Board, DLF, and Rajiv Swagriha have valuable lands within and around Hyderabad. The Housing Board currently has about 5,000 acres, while DLF holds 1,800 acres. All the lands under these two organisations are located within and around Hyderabad, where each acre is worth crores. Additionally, the Rajiv Swagriha Corporation owns over 650-700 acres of land across the state, excluding open plots and towers. The government aims to raise funds by selling these lands.

Housing and DILL lands in controversies

During YSR’s tenure, lands were acquired under the name of DIL for housing construction, joint ventures, and industries. These lands were divided into four parts by the Housing Board. The central part includes areas in Medchal-Malkajgiri and Hyderabad districts. The southern part includes areas in Rangareddy, some parts of Medchal, and Hyderabad. The northern part includes areas in Medchal-Malkajgiri, Rangareddy, and the western part of Hyderabad. A total of 5,000 acres were acquired, including areas in Nizamabad, Warangal, and Mahbubnagar districts. Of these, 4,200 acres were allocated for the housing scheme, and 360 acres were allocated for joint ventures. Additionally, 800 acres fall under housing. Among these, over 120 acres are involved in disputes, and some lands are under encroachments. Among these, a significant amount of land in Nizamabad district (16 acres), Gachibowli, Raidurgam area (50 acres), Kukatpally (12 acres), Mahbubnagar district (18 acres), and Warangal (8 acres) are involved in various disputes.

Currently, there are 680 acres of land in the Housing Board jurisdiction without any disputes or encroachments. There are lands in 45 areas within the Hyderabad jurisdiction, which are under the control of various organizations and political parties on a lease basis. Among the lands within the Housing Board jurisdiction, 190 acres are in Rajendranagar, Kohed, and Raviryala areas, 75 acres in Gachibowli, Raidurgam, and Vattinagulapally, 20 guntas in Banjara Hills, Yusufguda, and Khairatabad areas, 70 acres in Kukatpally, 40 acres in Pochampally, and 1.20 acres in Nampally. Currently, the land prices in these areas are in crores.

Meanwhile, DILL holds 1,800 acres in various areas of Hyderabad, Rangareddy, and Medchal-Malkajgiri districts. However, nearly 900-1,000 acres of this land are under disputes and encroachments.

There are disputes with Andhra Pradesh over selling these Housing and DILL lands. Despite no progress or discussions on this matter for over twenty years, it is now reported that discussions are taking place with Andhra Pradesh Chief Minister Chandrababu Naidu. Chief Minister Revanth is considering selling these lands after making some adjustments, not exactly as per the demands of Andhra Pradesh.
