Need to be careful while buying such apartments!

Are you thinking of purchasing plots in Telangana? If so, you must definitely be aware of this when buying plots that are approximately half a kilometre away from lakes. That is, you need to check whether the plot you are buying has received an NOC (No Objection Certificate) from the Revenue and Irrigation departments. Only after confirming this, should you make the final decision. Do you know why?

According to the LRS (Layout Regularization Scheme) guidelines issued by the government, plots located up to 200 meters (656.16 feet) around water bodies need to undergo regularization, and a survey will be conducted first. To conduct this survey, the buffer zone area has been increased by seven times. In reality, regardless of how large the lakes are, the buffer zone is supposed to be a maximum of 30 meters (98.42 feet). For rivers in urban areas, the buffer zone is a maximum of 50 meters (164.04 feet). However, by increasing this to 200 meters, there has been some confusion among people who bought plots. This is because, in order to get LRS approval for these plots, people will have to go through the Revenue and Irrigation departments, which many citizens find frustrating. Now, the public is requesting the government to provide a clarification on how this process will be carried out. Therefore, when buying plots that are approximately half a kilometre away from lakes, make sure everything is in order before taking a step forward.
