Some developers bring out dazzling and stylishly-designed brochures and make false promises about facilities in their venture, but rarely keep their promises and pose problems to buyers.
A perfect example for such a case is India Next Township in Gurgaon, which is spread over 700 acres and divided among Sectors 82, 82A, 83, 84 and 85. Senior Citizens who are residents of the township took out a rally from Saffire Mall to Vatika City Centre displaying placards and raising slogans against the promoters for not providing amenities as promised. The promoters promised a club house, community centres, places of worship, CCTV cameras, electric crematoria at the beginning, but were accused of not honouring the promises.
Several have invested their hard earned money between 2008 and 2012. But the realtor is neither allotting the land nor flat, but asking the buyers to take back their money. They said that the residents have been facing difficulties for want of amenities. The project management is not up to the mark, alleges Senior Citizens’ Association president SL Singla.
He said that the residents have to hit the roads as lodging of innumerable complaints proved futile to fulfil their demands. When the representative of promoters of Vatika group was contacted, he said that senior officials of the firm called on senior citizens and explained everything to them. It is pertinent to note, on account of not paying development charges, the Department of Town and Country planning has cancelled the license for the project.
In this backdrop, developers should realise the situation and execute projects by securing approvals and stay away from pre-launch sales of the projects. The construction should be planned with an understanding of the market realities; otherwise the buyers would have no option except resorting to agitation methods in front of the project offices. It is advised that real estate developers should avoid such embarrassing situations.
