When Telangana Real Estate Development Authority (RERA) was formed, the developers expressed their happiness hoping that the construction sector will develop in a planned and transparent manner. Accountability was expected to increase in this sector. But within a few months, the whole scenario got reversed.
It is uncertain whether they wanted to avoid RERA or they were frustrated over the rising land prices, but some people are cheating the prospective buyers by selling flats under the pretext of the pre-launch sales. They are luring the buyers with statements like ‘best opportunity, unlikely to come in future’. As a result, some buyers are selling off their farm lands or houses in the town and even took personal loans to buy flats under pre-launch schemes. Thus, these flats exist only on paper and one has to keep waiting until they are completed.
Without permissions from RERA and local bodies, hundreds of acres of farm land is being sold in guntas (120 sq.yards). Registration is also being done. Though they look like layouts, these plots are being sold under the guise of farm land. The local sub-registrars are not paying much attention to the government orders not to register farm lands in guntas. Obviously, registration are being done by obtaining some bribe. Surprisingly, even though farm lands are being registered, the Telangana government is acting as if it is unaware of it. It appears as if the TRS government in its efforts to foray into national politics, has completely abandoned the State affairs. The State government should immediately curb these prelaunch scams and take up legal action against the scammers. Otherwise, these scamsters could prove costly for the State government.
