King Johnson Koyyada, Sharm El-Sheikh, Egypt : Cushman and Wakefield MD Anshul Jain described that the supply of office space in Hyderabad is high, which has become the biggest problem. Speaking to the Real Estate Guru’s King Johnson Koyyada in Egypt’s Sharm El-Sheikh, he said, “While the demand for quality office complexes is good, there is not enough office space available to suit the needs of various companies.”

Non-institutional players have entered this segment. He said that the office market in India will develop significantly in the next 12 to 18 months. It is said that there has been good demand for office complexes this quarter. He expressed hope that the number of new GCCs will increase. He said that 55 to 60 percent of employees have started coming to the offices, so there is a need to increase this number in the service sector. He said that if the employees are pressured to come to the office, some people in America have opposed it, while employees are coming to offices in Singapore.

Commercial leasing activities have improved in the July–September quarter compared to the previous two quarters, he said. Demand for proposals, which had declined due to the slowdown in the US market, has increased this quarter. It has been revealed that overall leasing activities will grow by 10 to 15 percent this year. He said that 46 percent growth was seen in office leasing in seven cities. He said that at present, Indian companies are taking up most of the commercial complexes in India. The proof of this is that these companies are performing better in America. It has been revealed that there are full opportunities for GCC companies from America to enter India in the next eighteen months.
