The Hyderabad Metro Development Authority is preparing for large-scale land pooling. As part of this, notifications have recently been released to develop massive layouts across 515 acres under the land pooling scheme in the areas of Greater Amberpet, Ghatkesar, and Balapur mandals. Objections are being invited for the lands on which layouts will be developed in areas like Korremula, Timmaiguda, Quthbullapur, Kurmallaguda, and Nadergul.
There is a huge demand for residential plots in layouts developed by private real estate companies with HMDA approvals. On the other hand, lands and plots directly sold by HMDA are selling like hotcakes. With the real estate sector rapidly growing in suburban areas, many farmers and landowners are turning to real estate companies to develop their land, leading to several cases of fraud in the process.
To prevent such frauds, the land pooling scheme was introduced in the united state for the development of HMDA layouts. Under the land pooling scheme, lands were collected from farmers for the Uppal Bhagayat layout. To continue this approach, the previous government established guidelines under the Land Pooling Scheme-2017. Under this scheme, HMDA layouts were developed in areas like Inmulanerva and Lemuru.
After the Congress government came to power, special focus was given to the land pooling scheme. The authorities were directed to set targets and take steps for the development of suburban areas. In this context, the HMDA decided to develop 156 acres in Timmayiguda of Abdullapurmet mandal, 130 acres in Quthbullapur of the same mandal, 115 acres in Kurmallaguda and Nadergul villages of Balapur mandal, and 114 acres in Korremula of Ghatkesar in Medchal-Malkajgiri district.
With farmers agreeing to provide a total of 515 acres, officials issued notifications based on the respective survey numbers. HMDA released the final notification for the acceptance of objections separately for the four large layouts in five areas. It clearly stated that any objections related to the survey numbers should be submitted within 30 days. Any objections received after the deadline will be rejected. During this 30-day period, HMDA officials will consider land disputes, court cases, and ownership rights before taking further actions.
Once the acceptance of objections for the lands announced in the notifications is completed, HMDA will enter into agreements with the farmers. After the development of these lands, the farmers will receive a 60% share in the layouts, while HMDA will take 40%. HMDA officials are planning to complete the agreement process and prepare draft layouts within a six-month period. After that, under the HMDA Development Department, the layouts will be developed with international standards, including 30-foot, 40-foot, and 60-foot roads, internal drainage systems, water supply systems, and parks. Measures will also be taken to ensure that the layouts have a 100-foot approach road. HMDA officials indicate that it may take up to three years to complete the development of these large layouts.
