One such company is selling flats at just Rs 6,999 per square feet under a one-time payment scheme. Under the Expression of Interest scheme, the price is Rs 9,000 per square feet. The builder’s track record — how many projects they have completed in the past — is also unknown. The channel partners selling these pre-launch flats often have little understanding of the builder’s actual capability to complete the project. Still, they try to collect money from people they know, pooling funds that eventually go into the builder’s hands while the agents happily take their commission. If the builder fails to complete the project, that’s when the real trouble begins. Therefore, it’s wise not to invest in pre-launch flats with unknown builders whose credibility and ability to deliver are uncertain.
