Metro Rail from Medchal to Shamshabad

Hyderabad North to be transformed with the Metro Project.

The Telangana government has shared good news for the residents of Hyderabad’s northern region. Chief Minister Revanth Reddy has decided to extend the Metro Rail project to Greater Hyderabad North City. The Metro Rail will be extended from Paradise to Medchal and from JBS to Shamirpet. The Telangana government has decided to expand the Metro Rail network under these two corridors. Chief Minister Revanth Reddy has given the green signal for the preparation of Detailed Project Reports (DPRs) for these corridors. He has directed the MD of HAML, NVS Reddy, to prepare the DPRs immediately as part of Metro Rail Phase-2 ‘B’ and submit them for approval from the central government.

The Metro corridor from Paradise to Medchal will span 23 kilometers, with stations at Paradise Metro Station, Tadbund, Bowenpally, Suchitra Circle, Kompally, Gundlapochampally, Kandlakoya, and ORR Exit, extending all the way to Medchal. Similarly, the corridor from JBS to Shamirpet will cover 22 kilometers, with stations at Paradise Metro Station, Vikrampuri, Kharkhana, Tirumalagiri, Lothkunta, Alwal, Bollaram, Hakimpet, Tumkunt, and ORR Exit, extending to Shamirpet. Chief Minister Revanth Reddy has directed officials to complete the preparation of the Detailed Project Reports (DPRs) for the Paradise-Medchal (23 kilometers) and JBS-Shamirpet (22 kilometers) Metro corridors within three months. The Telangana government plans to implement both Phase-2 ‘A’ and ‘B’ of the project as a joint venture between the central and state governments.

Real estate boom in Medchal

Medchal, located in the northern part of Hyderabad, is emerging as a prime area for real estate development due to its proximity to reputed educational institutions, hospitals, entertainment centres, and green spaces that are conducive for residential living. The existing Outer Ring Road connectivity, along with the upcoming Metro, is set to further enhance transportation convenience in this region. The establishment of an IT park in Kandlakoya has attracted significant interest from investors looking to invest in real estate here.

As property prices in areas like Secunderabad and Kukatpally continue to rise, the middle class is increasingly eyeing Medchal as an affordable alternative. The area offers plots and apartments at more accessible prices compared to the central parts of the city.

Around the Nagpur National Highway and Karimnagar Road, construction projects are booming, with large commercial buildings, multiplexes, and multi-story residential complexes under development. Apartments are being constructed in areas like Suchitra, Kompally, and Medchal, while individual houses, villas, and open plots are being developed around the Outer Ring Road.

When it comes to pricing, Medchal offers significantly lower rates compared to other major areas of Hyderabad. In places like Secunderabad and Kukatpally, the price of a double-bedroom flat starts from at least Rs 80 lakh to Rs 1 crore. However, in the surrounding areas of Medchal, apartment prices range from Rs 4,000 to Rs 6,000 per square foot. This means that in areas like Kompally, Suchitra, and Medchal, a double-bedroom flat can be found starting from Rs 45 lakh to Rs 70 lakh.

For villas, prices start at Rs 1.5 crore and can go up to Rs 5 crore, depending on the construction and area. Additionally, open plots for those who want to build their own homes are available at affordable prices as well.

In the areas surrounding Medchal, the price per square yard ranges from Rs 25,000 to Rs 45,000. For lower and middle-class individuals, as well as employees, who wish to fulfill their dream of owning a home, they can make purchases near Medchal that align with their respective budgets.

The surroundings of Shamirpet are set to undergo unprecedented changes with the expansion of the Metro Rail project. Already, several large construction projects are underway in and around Shamirpet. Affordable apartments, independent houses, and villas are available for everyone, drawing attention towards Shamirpet. For middle-class families, where urban living has become an economic burden, Shamirpet offers a low-cost living option with all necessary amenities.

Shamirpet is attracting attention due to the presence of prestigious institutions like NALSAR Law University, along with Genome Valley and industrial areas housing international companies, providing ample job opportunities. Additionally, prominent educational institutions have set up in the area. Shamirpet is conveniently located near Rajiv Highway and the Outer Ring Road, making it well-connected. The newly constructed Medchal district collectorate is also close to Shamirpet, adding to its significance. With Shamirpet and its surrounding areas becoming municipalities, there is a growing interest in buying homes in the region.

In Shamirpet, middle-class families can find affordable apartments, flats, and independent houses. At a project being built by Srinadh Constructions near Shamirpet, a 945 square feet double bedroom flat is available for 45 lakh rupees. Similarly, in the Indu Kranti project by Indu Homes, a 1200 square feet double bedroom flat is available for 52 lakh rupees. The Parijatha Icon project by Parijatha Homes and Developers offers flats in 900 square feet at a price of 60 lakh rupees.

As for villas, prices range from Rs 1.2 crore to Rs 8 crore, depending on the project. In the Tree Tops project by Prajay Homes near Shamirpet, a 4 BHK villa is available for Rs 2.15 crore. Additionally, in the DCP layout of Shamirpet, plots of land are available for purchase at prices ranging from Rs 16,000 to Rs 40,000 per square yard, depending on the area.
