Provident Kenworth Landlord Fraud.

Flat cancellation after taking advance.

Banks did not grant loans.

The triparty agreement is not done.

Going around banks is a waste of time!

Cancel the flat as the agreement period has expired.

Beware of such fraudsters.

Some landlords are misbehaving in Hyderabad. The money given in the form of an advance by the buyers is being looted. In the name of regulations, they are showing hell to the buyers. They are sending hopes that the flat will be given less than the builder’s selling rate. They are even promising loans from banks they know. Well, due to the quarrel with the bank, the buyers were not granted loans. On the other hand, due to the delay in sanctioning the loan, the date of the agreement has expired, and the landlord is cancelling the flat. Due to this, when the flat does not come to hand, the hard-earned money is lost, and the buyers are facing a lot of trouble. The incident where the owner of the Provident Kenworth in Rajendranagar cheated a woman who also works in the police department came to light recently.

Bangalore-based Provident Kenworth has started a project at 293 Pillar in Rajendranagar. When the woman went to the builder to buy a flat, the landlord approached her. They promised to give them a flat at a lower rate than the builder. Moreover, he said that home loans will also be available, as expected. So she believed it to be true and chose a 2-bedroom flat. Twelve percent of the agreement value, i.e., one lakh rupees, was paid in advance. In 2019, the remaining four lakhs were paid.

After that, the home loan department of the respective banking company contacted the representatives of the company. They said that the landlord had cancelled the agreement with them. She was shocked to hear that. After buying the flat, she did not receive any information from the landlord. She asked them how to get a loan, and they said that they should contact a national bank. So she went around the bank for a few months. The owner of the Provident Kenworth site said that the triparty agreement was not made. This is their second shock. And, after contacting the respective bank to find out what the solution to this problem was, they advised asking for a loan from the Corporation Bank. So, believing his word, they applied for a home loan at Corporation Bank. Due to the lack of proper documents related to the land, they faced difficulty there.

By the time the loan process was completed, COVID-induced lockdown had started. At the same time, they informed her that their agreement was being terminated. However, at three banks, the owner of the place did not get the loan. But how can the same landlord send a letter to the buyer saying that they have not paid the remaining amount as per the agreement? Is there anything worse than this? No matter how much she pleaded with the staff of the respective landlords, they did not listen.

Thinking that there was no benefit in this case, the victim reached the Rajendranagar police station. Later, a man named Surya, the operations manager for the landlord, approached the female officer and said that he would talk to the owner of the place and solve the problem. He said that after a month, instead of those flats, he would arrange a flat in another tower. He wasted her time telling stories for three months. After the agreement expired, they played a reverse card and asked her to do whatever she wanted. He revealed his true colours after the agreement had expired. All in all, in the real estate market of Hyderabad, there are such caddies who steal the hard-earned money of the buyers. So, those who are buying a flat with difficulty should think twice and take a step ahead.
