Market sources are saying that land prices in Telangana have decreased to some extent. There is some variation in land prices across districts in Telangana, excluding Hyderabad. Specifically, the decline in agricultural land prices is causing concern. Local real estate traders report that a decline in land prices has been observed since the time of the last Lok Sabha elections. According to estimates, land prices have dropped by around 10 to 20 percent depending on the region due to various factors. From district centres in Telangana to mandals and villages, land prices have decreased to some extent. Market sources state that before the Lok Sabha elections, the price of an acre was around Rs 1 crore, but now it ranges between Rs 80 to Rs 90 lakh.
Real estate traders in the districts report that those who have already signed agreements for land purchases are now considering registration. However, they mention that despite many land purchase agreements nearing their deadline, buyers are not coming forward for registration. When the price of land is reduced by 10 to 20 percent from the previously agreed price, buyers are showing interest in proceeding with the purchase. This trend seems to be the case in many districts of Telangana. In several areas of the state, transactions for land under 5 acres are continuing with price reductions, but most transactions involving land over 5 acres are being delayed, according to real estate experts.
