- Common area maintenance responsibility lies with developer
Telangana RERA has directed the
Kavuri Forest Nest developer to properly maintain the community common areas as per the sale agreement. This order came following complaints from villa owners at Kavuri Forest Nest in Tukkuguda.
According to the sale agreement, the developer is responsible for maintaining the project for five years at a rate of Rs 50 per square foot. However, since June 2024, the developer has neglected maintenance duties. The developer stated that they would only maintain the project if additional charges are paid.

As a result, the villa owners approached RERA, complaining that road cleaning has stopped, security is inadequate, gardens have been left unattended, and even the clubhouse, gym, and swimming pool are being neglected.
After reviewing all the details, RERA clarified that the responsibility to maintain the common areas lies with the developer until the completion of five years as per the agreement. It emphasised that there should be no deviations from this. At the same time, the villa owners’ association was advised not to demand anything beyond what is specified in the agreement from the developer.
