Investments down by 37 percent in the last quarter of 2023

Last year, a growth of 10 percent was recorded

Institutional investment in the country’s real estate sector declined sharply in the last quarter of 2023. Colliers, a leading real estate consultancy firm, has revealed that while investments came in at Rs 129.94 crore during the same period in 2022, they decreased by 37 percent to Rs 82.23 crore in Q4 2023. In the office segment, there was a 23 percent decrease. In the housing segment, the maximum decrease was 79 percent, and it was limited to 8.1 million dollars. In Q4 2022, these were recorded at 37.91 crore dollars. Also, institutional investments in data centres, life sciences, senior housing, holiday homes, hostels, schools, etc., which fall under the alternative assets category, have decreased by 11 percent. In Q4 2022, these investments came in at $49.79 crore, and in Q4 2023, they fell to $41.87 crore. Investments in the industrial and warehousing property segments reached 18.71 crores with a 16 percent retreat. Funds of 22.2 crore dollars were received in Q4 of 2022. Mixed-use projects received no investment in the last quarter of 2023, as 5.49 crore was recorded in October–December last year. Overall, institutional investments in the real estate sector last year touched USD 538.40 crore, a growth of 10 percent. In 2022, these were only 487.79 crore dollars. The office segment stood first with investments of 302.25 crores (53 percent share) as against 197.83 crores in 2022. In the housing sector, 20 percent more were received. Investments of 65.56 crore dollars were recorded later. In industrial and warehousing projects, 87.76 crores have been recorded as against 42.18 crores of investments in 2022. Investments in alternative assets declined by 25 percent to $64.91 crore. Mixed-use projects received 91 percent less of 4.23 crore dollars. In 2022, investments of 46.37 crore dollars were recorded. In 2023, no investment was received for retail assets. In 2022, this sector received investments of 49.18 crore dollars.
