Some feel apartment management is a tough job, they compare with learning of Greek and Latin languages. While some feel that it is a waste of time and others worry about being questioned about some or the other. Managing an apartment is not as easy as it is said. Even if you work hard day and night to provide better services, some people try to throw stones at you or behave like a cat on the wall jumping sides. Hence, many people hesitate to take up the task of apartment management. Although some take up the task, they fail to make decisions that benefit the community. But, SMR Vinay City Residents Welfare Association in Miyapur has a different approach. For about four years, the community has been running successfully without a rupee increase in monthly maintenance charges. The development programmes were ongoing. The salaries of employees and staff have been increased time to time. What strategy did this community follow? Let us explain it to you:
SMR Vinay City Gated Community in Miyapur is developed by SMR Holdings. The construction took place even before the arrival of GO 86. After the builder handover in 2011, many assocations did a good job at maintaining it, but after SCOWA-7 community took charge four years ago, it completely brought to control unnecessary and wasteful expenditure. Several key members along with the president of the new association formed a team and focused on this matter.
Many departments have to be supervised in this regard from time to time. For example, housekeeping, security, day-to-day activities, development work, etc., each task was assigned to one or two members of the community. This made the management of the apartment somewhat easier. However, because every member of the community behaves responsibly, all the work goes on smoothly without any hindrance.
Then it established accountability among employees and staff. This apartment has 12 floors in four blocks, one block with four floors. A WhatsApp group has been created to know about the problems faced by the residents in each block and if any problems are reported there, the facility management will immediately focus on them. In this way, most of the problems were solved by just WhatsApp.
The association does not rely solely on monthly management money. Other business announcements, LED boards, exhibitions etc. are arranged. The entire clubhouse has been beautifully re-designed, increasing occupancy in guest rooms.
It introduced a rental service exclusively for owners living in the country and abroad. It started flat sales services. For this purpose, instead of appointing new staff, it used the existing staff. Due to this, the management team started getting regular income.
A special sports extravaganza program is conducted once a year for all. More than 75 percent of the residents enthusiastically participate in this program, which takes place every year for about three to four months. Through this, getting to know each other and friendship increased.
SMR Vinay City is a gated community where more than 80 days of cultural events are held throughout the year. Festivals like Vinayaka Chavithi, Dussehra, Maha Shivratri, Ugadi, Sri Rama Navami and Christmas are celebrated in a grand manner. Special events related to different states are held with great pomp. Ganguar Festival was celebrated two days ago by many women of Rajasthan, Madhya Pradesh and other states living in the community. A vibrant cultural environment fostered a harmonious relationship between the residents as unity in diversity.

The management of a gated community is no mean feat. If you think with a little planning, study the situation realistically, and systematically use the staff, there will be no problem. And patience is also required to do this. In every community, no matter what good work is done, at least five percent of the people are demonized. Such people are everywhere. If necessary, take them into confidence. Or don’t pay much attention to them. One should think and make decisions keeping in mind the remaining 95 percent. A community of people with great ideas to develop society is always cheerful.
