Hyd leads the charge in office leasing space

Hyderabad is firmly establishing itself as the leader in India’s office market. Currently, the city boasts 134 million square feet of office space, holding a 15% share of the country’s office space market. By 2030, this is expected to grow to 200 million square feet, securing 18% of the national market share. A joint report by CBRE, South Asia, and the Hyderabad Software Enterprises Association (HYSEA) highlighted the strong demand for office space from international firms. Since 2014, Hyderabad has seen a 30% increase in office space capacity, becoming a key growth hub for India’s real estate sector, thanks to its extensive infrastructure and skilled workforce.

The city has also become a preferred destination for Global Capability Centers (GCCs) in the technology, BFSI, and life sciences sectors. Among these, the technology sector holds a dominant 31% share in office leasing, making Hyderabad the second-largest center for GCCs after Bengaluru. This growth trajectory solidifies Hyderabad’s position as a major player in the country’s office leasing market.
