Hyderabad’s West Corridor is expanding rapidly, creating a larger business and real estate cluster stretching from Raidurg and Gachibowli to Financial District, Kokapet, Narsingi, and Puppalaguda.
IT and business activity, once largely concentrated around Gachibowli, HITEC City and Raidurg, is now spreading further west.
As a result, these locations are increasingly emerging not as separate real estate markets, but as an interconnected business and real estate corridor.
Jobs Driving Real Estate
The expansion of IT, financial services, pharma and Global Capability Centres (GCCs) is the key driver behind this transformation.
During the first half of 2026, Hyderabad recorded strong office leasing activity. Around 7.5 million sq ft of office space was leased between January and June, up 29% from the same period last year. GCCs accounted for around 45% of this demand.
Another market estimate recorded 5.9 million sq ft of gross leasing during the same period, with GCCs accounting for as much as 73%. While leasing numbers vary across agencies because of differences in methodology, there is little doubt that GCCs and technology companies remain the major demand drivers for Hyderabad’s office market.

From Gachibowli to Kokapet
The Gachibowli-Financial District stretch continues to be the core office market driving this demand.
Hyderabad recorded around 2.1 million sq ft of office leasing in the second quarter of 2026, taking the first-half total to about 5.2 million sq ft. GCCs accounted for 37% of quarterly leasing.
As office activity increases, demand for housing around employment hubs is also rising. Retail outlets, restaurants, hospitals, schools, hotels and serviced apartments are expanding alongside residential development.
This is helping real estate activity move further towards Kokapet and Narsingi.
Kokapet-Narsingi Sees Price Growth
By the first quarter of 2026, high-end residential property prices in Narsingi and Kokapet were in the range of ₹9,500–₹13,500 per sq ft. Prices in this segment rose around 12% year-on-year.
Monthly rents ranged between ₹48,000 and ₹78,000, registering around 10% annual growth.
More recent market-tracker estimates also point to strong price growth in Kokapet and Narsingi. According to a tracker dated October 3, 2026, prices in the two locations had increased by around 18–22% year-on-year.
However, these figures are largely based on new projects and market tracking. Actual transaction prices can vary depending on the project, location and construction stage.

West Hyderabad Dominates Residential Sales
Demand in Kokapet and Narsingi is not limited to rising prices. A market study for the first quarter of 2025 estimated gross residential sales of around ₹1,464 crore in Kokapet and ₹1,304 crore in Narsingi. Puppalaguda recorded another ₹706 crore in sales.
Across the West Zone, the study reported gross residential sales of ₹8,937 crore involving 11,215 units.
The figures highlight the expanding buyer base in the Kokapet-Narsingi belt. IT professionals, GCC employees, NRIs and high-income groups are among the key buyers in this market.
ORR Strengthens the Cluster
The Outer Ring Road (ORR) is another major strength of the emerging business and real estate cluster.
The ORR provides connectivity from Gachibowli, Financial District, Kokapet, and Narsingi to the airport and other parts of Hyderabad. This makes the corridor attractive for people who want to live close to their workplaces while maintaining easy access to other parts of the city.
Future metro connectivity could also become an important factor for Kokapet and Narsingi. Better public transport connectivity to major employment hubs could further support residential and commercial demand.
However, rapid real estate growth is also putting pressure on infrastructure, including traffic management, drainage, water supply and road capacity.
The next phase of growth will therefore depend heavily on how quickly infrastructure keeps pace with development.

West Hyderabad Becoming Integrated Cluster
Overall, Raidurg, Gachibowli, Financial District, Kokapet, and Narsingi are increasingly emerging as an interconnected economic and real estate corridor.
Office space is attracting companies and GCCs. These businesses are creating jobs, which in turn is driving demand for high-end housing, commercial spaces, retail, hospitality and other services.
West Hyderabad is therefore moving beyond the traditional Gachibowli-led business hub. With Kokapet and Narsingi becoming major growth centres, the entire belt is evolving into a much larger business-real estate cluster.
