On one side, there’s the Outer Ring Road, and on the other side, prominent companies like TCS. With the international airport nearby, what more could a region ask for in terms of development? Additionally, with the establishment of the Rangareddy District Collector’s office, the landscape of Adibatla is rapidly changing. Indeed, Adibatla, which has already become a go-to destination for residential properties, is now surging ahead in the real estate sector. What was once purely a residential hub, Adibatla is now transforming into a thriving commercial hub.
Real estate in Hyderabad is gradually gaining momentum, with the construction sector flourishing across the city. In this context, the Adibatla area, located along the Outer Ring Road, has seen a significant surge in real estate activity. Large residential complexes have already been established around Adibatla, and now, the Rangareddy District Collectorate complex has also been made available.
Many people are showing interest in buying properties and apartments in areas near the Collectorate. Real estate developers are eyeing vacant land along the route from Adibatla Outer Ring Road to the Rangareddy Collectorate. While ventures have already been set up in some areas, more than 20 new ventures are in the pipeline. The value of land, which was previously around Rs 20,000 to Rs 25,000 per square yard, has now increased by 30 to 50 percent, according to locals. With the Collectorate now in proximity, demand for residential plots in Adibatla has seen a significant rise, pushing current prices for plots to range between Rs 35,000 and Rs 45,000 per square yard.
* The value of land in Adibatla has surged significantly. Currently, land prices in the vicinity of the Rangareddy District Collectorate range from Rs 8 crore to Rs 12 crore per acre. The proximity of the Collectorate to the Outer Ring Road adds great value to the area. The influence of this growth is spreading to surrounding regions, including Kongarakalan, Adibatla, and Raviryala villages. With IT companies like TCS already established in Adibatla, along with the proximity to the Electronics City, Hardware Park, and the rapid industrial development in the area, the presence of the Shamshabad International Airport further accelerates growth. As a result, there is an increasing demand for residential properties in Adibatla, particularly from the middle class, who are eager to settle in this developing area.
On the other hand, construction companies in the Adibatla area have started building apartments, independent houses, and villas. Currently, around 15 residential projects are under construction. With the prices of houses being quite affordable, all eyes are on Adibatla. A double-bedroom flat starts at Rs 55 lakhs, while independent houses are priced around Rs 80 lakhs, and villas begin at Rs 1.4 crore. As property prices are expected to rise in the future, many are purchasing land and flats that fit their budget, anticipating higher returns on investment.
