Doubts are being raised over the structural fitness of the Rajiv Swagruha flats that have weathered to rain and the Sun for more than 10 years. As these flats have been put up for sale at Bandlaguda and Pocharam, multiple questions are popping up in the minds of people who are keen to buy the flats which are being offered for less than the market price. These include who will be responsible if there are leakages in the roof and the bathrooms or develop cracks, who will repair them, who will monitor the security in such a massive township and who will be responsible for its maintenance, among many others.
People feel that the Telangana State Housing Board should address these questions and alley the apprehensions, before selling its flats at Bandlaguda and Pocharam. Even though the price of flats have been fixed at slightly lower than the market rate, buyers are wondering who will maintain their flats after the purchase. Hence, many have not shown much interest in buying these flats in the last 10 years. So, what should be done to sell these flats like hot cakes? Here are some tips from Real Estate Guru that could help the authorities as well as the aspiring buyers.
The rate is low, but!
According to officials, there are 1501 fats for sale in Bandlaguda township. It is learned that there are about 419 flats where all the construction work has been completed and are ready to occupy. One could immediately start getting interior works done. The price of these flats are said to be Rs 3,000 per sq.ft.
The remaining unfinished flats will be sold for Rs 2,750 per sq.ft. A model house also has been readied for these flats. However, the officials should make arrangements such that the prospective buyers book the flats on the spot as most people might not be well-versed with online booking or wait in long queue lines at Mee Seva centres in this hot summer. Therefore, government officials should provide on-the-spot booking facilities.
- There are 1,501 flats, with multi-storey towers which require a high-speed lift in every tower. One must clarify on who will maintain these elevators.
- Apartments were built in a spacious area, giving a priority for green cover. But, who should regularly maintain this greenery?
- After buying an apartment, the occupants are likely to face a variety of maintenance problems which need to be addressed immediately. So, who would provide these services? If the government is taking up the responsibility, it might have the standard problem of red-tapism. Instead, the Housing Board should clarify whether the maintenance will be handed over to any private companies. Only then, a higher percentage of people will rush to buy these flats.
Spot Sale
If Rajiv Swagruha flats are to be sold, spot booking facility should be provided. On the lines of private builders, the officials should make prior arrangements to enable the buyers purchase the flat immediately by paying the booking amount or an advance upto 20 per cent immediately. They should enter into agreements with the bankers who are willing provide housing loans.
This would facilitate the prospective buyers to purchase the flats immediately. But, if the officials insist that the buyers should apply first and they would allot flats through a lottery, not many people are likely to show any interest. While many people who are looking for affordable houses might not even know how to apply/register online, others might get discouraged over standing in queues at Mee Seva Centres due to the scorching summer.
