Disadvantages of HMDA land auctions!

HMDA is holding pre-bid meetings and working hard to sell the plots through auction. But people are not being informed about the revenue generated and funds spent for implementing government programmes. Only those in the government are aware of the infrastructure development or any others works taken up with these funds from the government treasury. HMDA, which is not very enthusiastic about granting permissions, is conducting pre-bid meetings for auctions with utmost vigor. The staff seems bent on selling the plots at a higher rate by hook or crook. But not many realise that due to these land auctions, the common man and middle class people are suffering huge losses.

HMDA conducts auctions under certain special circumstances. When there is a competition between a few people to buy a piece of land, naturally there is competition and only those who quote the highest rate will get the plot. Further, the huge price is offered after considering various factors like size, dimensions and location. It should be noted that this rate is not applicable to other private ventures in the same area.

  • However, some individual land owners and private developers are trying to sell plots in the same area by taking the HMDA land auction prices as a standard price. Thus, the land prices are shooting up immediately, making it difficult for others to buy plots. Though the land owner can wait patiently for the right price, the number of buyers keep decreasing over time in many cases. This is reducing the number of land transactions
  • Instead of auctioning lands, the government should consider build apartments in the respective places. Rather than selling the lands in auction, the government can combine multiple plots and develop a big gated community. Thus, the government will not only be able to get better revenue, but also fulfill the dream of a large percentage of the middle class people to own a home
