Covid-19 drastically alters property buyers’ preferences

The Covid-19 pandemic situation has brought about sea change in the preferences of property buyers who prefer to have an isolation room, room for children’s online classes and office space for those who work from home and electric charge points to meet future needs. Accordingly, the real estate developers have been designing their projects and providing additional facilities as demanded by customers in the club house, whose area constitutes 3 per cent of the total building space.

Earlier, the club houses used to have banquet halls, indoor games facilities, guest rooms, yoga room, gymnasium, spa and creche facilities. Along with these facilities, the developers have been providing work stations, special cabins and conference rooms. They have been providing for indoor games like shuttle badminton and squash.

Several employers have been encouraging the work-from-home facility as it enhances productivity. However, some employers have switched over to hybrid models pushing the demand for office space too. Isolation facility, in the wake of Covid-19, has become essential. The buyers have been preferring to own villas on the outskirts of the cities instead of living in flats. The buyers are looking for bigger flats in apartment complexes and gated communities. Those who earlier lived in 2BHKs with plinth area ranging between 1100 and 1200 sft are now wishing to own flats whose sizes vary between 1600 and 1800 sft. Those who lived in 3BHK flats with flat sizes varying between 2000 and 2200 sft are now willing to switch over to 2400 to 2500 sft.

Irrespective of the price, the buyers clearly prefer to own big houses or flats. Earlier, the buyers used to not to prefer flats in high-rise structures for fear of the lifts and generators frequently going out of order. But, the buyers’ awareness about high-rise structures has increased, pushing up the demand for such properties. The state and central governments have been encouraging electric vehicles nowadays. Therefore, the realty developers have been incorporating suitable changes in their structures’ – residential and commercial properties- designs to accommodate the EV charging stations.

In residential complexes parking space, electric charging points are being provided. In gated communities, space is being provided to locate these EV stations. Earlier, there were instances of developers providing ATMs in gated communities. In the same fashion, the developers have been earmarking space in their projects for private vendors to set up the charging stations. In major real estate projects, battery-run cars are being provided near the security lobby for the benefits of the guests visiting the project. These battery-run cars can be used for drop and pick-up of school students.
