Construction companies start layouts!

  • Focus is on South Hyderabad
  • Plots cost Rs 18,000 per sq.yard in Mansanpally

Construction companies that develop high-rise structures, skyscrapers, luxury villas, five star hotels and IT complexes have recently entered into the layouts segment of realty market. While most of these are focused on South Hyderabad, some others have started layouts in Zaheerabad. Although a company entered Shankarpally a decade ago, it has since taken up construction of only high-rise buildings. Recently, a large percentage of companies are developing plotting ventures and more companies are expected to enter this segment.

Indis, which has made its mark in Hyderabad with massive projects like PBEL City, One City and VB City, has recently entered the layouts segment. The company has launched a new layout at Dubbacharla near Maheswaram. Named as Springdale, this venture is being developed in an area of about 21.75 acres. The project has a total 319 plots, with sizes fixed in the range of 180 to 230 sq.yards. The land price is Rs 18,000 per sq.yard.

Why South Hyderabad?

The area around Manasanpally in South Hyderabad has potential for rapid development. The main reason for this is its proximity to Maheshwaram SEZ. Shamshabad Airport is also easily accessible from here. Interestingly, to buy villas near Tukkuguda ORR, one has to invest Rs 2-4 crores. But one can buy a plot in this project by investing Rs 35 lakh and build a luxury house for just Rs 20 lakh. They can also construct a duplex with they can afford a few more lakhs of rupees. So, instead of buying villas by spending huge amount, one can purchase a plot here and construct their dream home later.

Vertex Homes is developing Giga City, a luxury golf villa gated community in Tukkuguda. For those who want to live in a high-end beautiful community near Shamshabad Airport, there is no better project than Gigacity. The company is developing Gigacity as an integrated township with a lot of attention given to accommodate international educational institutions, shopping malls, hospitals and sports academies.

Prestige near the airport!

Prestige Estates is developing a luxury layout called Prestige Orchards at Mamidipally, 5 km away from Shamshabad Airport. There are 322 plots being laid in about 43 acres. Each plot size is around 2,000 to 5,720 per sq.ft. Yes, you read that right. The company is selling land in ‘per square feet’. This RERA-approved layout will be fully developed and handed over to buyers in September 2025.

Manjeera Group with 35 years of experience in the construction sector has entered the layout segment at Zaheerabad. The company is developing 200 farm plots spread over an area of approximately 122 acres based on the Italian theme. The company is said to be providing more than 40 facilities. It is developing an outdoor swimming pool, mini golf course, open air yoga deck, party deck, barbecue, bonfire space, vegetable and fruit garden, basketball court, squash court, kids playing zone, rope walking, and adventure park. It is developing business centers, guest rooms and cottages. All in all, the Manjeera Group is developing the Tuscany Farmland project with international standards in Zaheerabad itself.
