No matter which government comes to power in the state of Telangana, the development of Hyderabad is not about to stop. Developers say that whether Congress wins the election or BRS, Hyderabad will be developed. When the real estate sector grows, the demand for other sectors dependent on it also increases. Moreover, it is said that Hyderabad is not affected by local politics at present. Moreover, the city’s fame has increased at the international level.

As part of the election campaign, Telangana state Congress president Revanth Reddy said that they have a master plan to comprehensively develop the entire Telangana apart from Hyderabad. It was explained that underground roads will be constructed in Hyderabad city through tunnel bore missions, Musi encroachment will be removed, the reservoir in Nalgonda district will be beautified, and business activities will be arranged on both sides. He said that there would be an urban policy up to the outer ring of Hyderabad, a semi-urban policy from the outer to the regional ring road, and a rural policy from the regional ring road to the borders of Telangana. In total, he said that he has a master plan to develop Telangana along with Hyderabad by 2050. He assured that Hyderabad would be transformed into a globally recognised investment city. That’s why exit polls say that a large percentage of Telangana people prefer the Congress party. Construction experts say that there is a need for any newly formed government to focus on many key aspects. Some of these are as follows:

 

A full-fledged commissioner for HMDA

It seems that after the formation of the new government, HMDA has a chance to appoint a full-time commissioner. Because it is known that until now, Arvind Kumar has been acting as the Special Chief Secretary of the Municipal Administration Department and, on the other hand, as the Commissioner of HMDA. Because HMDA is spread over seven districts, there are 70 mandals and 1032 villages. 75 villages are under GHMC, 138 villages are in 40 municipalities or town panchayats, and the remaining 719 villages come under HMDA. It is unfortunate that HMDA, which has expanded so much, does not have a full-time commissioner. Therefore, after the formation of the new government, a full-fledged commissioner should be formed.

RERA needs to be strengthened!

While the RERA authority is working better in states like Maharashtra, Karnataka, and Gujarat, this authority is on the weaker side in Telangana. Since 2018, this sector has not been given much priority, and since it has not been strengthened, pre-launches have increased tremendously in the state. As a result, middle-class people, along with the general public, suffered financially. Hence, there is a need for the newly formed government to further strengthen RERA.

Homes for the middle class

The state government has started double-bedroom house schemes for people below the poverty line. While the wealthy and the upper middle class buy expensive homes, the problem lies with the middle-class wage workers. Hence, the new government should draw up plans to build apartments specifically for the middle-class population. Similarly, the focus should be on building rental houses in foreign cities. If that is done, Hyderabad will become the first city to do so in India.

No fear for the real estate sector

A change of government will not have any adverse effect on the real estate business. The real estate business will not have any impact until new jobs are created in the private sector, along with IT. Everyone should remember that as long as there is migration from other states to Hyderabad, the demand for houses will only increase, and there is no possibility of decreasing, says GV Rao, President of Telangana Developers Association.

No stopping to development

If the BRS government comes to power, the real estate business will continue as usual. Because the government has given full support to the builder community, even if Congress comes to power, it will be good for the city. Because Telangana Congress President Revanth Reddy is a builder himself and has a complete understanding of the construction business, there is an opportunity to focus on developing this sector further, says Prashant Rao, Director, Poulomi Estates.
