Have you decided to buy a flat in a gated community? If so, you have to focus on several things.

First examine the flat size and inquire about details like land entitlement under the undivided share of the flat. Calculate the market value of the land. After confirming the flat size, estimate the construction cost at around Rs 1,500 per sq.ft. And finally, find out how much you need to pay for car parking, amenities etc. By doing this, you can come up with an estimate of the total flat value
Further, one must know bout the maintenance cost of the apartment, you want to live in. Find out how efficiently the residents welfare association is being operated and how fast they respond to address issues in the community. Inquire whether the gated community members are available or not. If you get a positive answers for all these questions, then go for it
The politics of the country are now mostly seen in gated communities. Because people from different parts of India live together, there may not be consensus among residents. Some people who put their own work aside and work for the association for the sake of community service, are blamed for minor issues. There are those who make false accusations. Not everyone, but only three or four people, have a negative mindset. It is better to ignore such people and take the final decision by considering the majority residents of the community
