A home is a dream for everyone, and many aspire to own a house in Hyderabad. However, with the continuously rising prices, the middle class is finding it difficult to afford a home in the Greater Hyderabad area. The price of homes is soaring not only in the city center but also in the outskirts. As a result, for many, the dream of owning a home remains unfulfilled. While real estate experts say that prices are unlikely to decrease, they suggest looking into areas slightly further from the city, considering future development prospects. They recommend investing in land or homes in areas located between the Outer Ring Road (ORR) and the upcoming Regional Ring Road (RRR).
Greater Hyderabad has expanded in all directions. From Central Hyderabad to the outskirts, the city has developed across nearly 25 kilometres. In terms of infrastructure development, all areas are rapidly progressing. As a result, residential and commercial projects have emerged on a large scale, with massive construction of apartment complexes and villa projects. Those unable to buy homes within the city are now settling in the outskirts. Consequently, home prices in the suburban areas of Greater Hyderabad have also risen significantly. Areas like Shamshabad, Boduppal, Shameerpet, Shankarpalli, Suchitra, Medchal, and Adibatla now see the prices of a two-bedroom flat ranging from Rs 80 lakh to Rs 1 crore. Over the past two years, the prices of homes that were once affordable have steadily increased. As a result, the middle class is finding it difficult to afford homes even in the suburban areas of Hyderabad.
Now, real estate experts are advising to choose the area between the Outer Ring Road (ORR) and the Regional Ring Road (RRR) to fulfill the dream of owning a home. They point out that future city development is taking place between the ORR and the RRR. Additionally, the government is working on establishing major infrastructure facilities, industrial corridors, pharma clusters, educational and healthcare institutions, gaming zones, sports zones, and recreational zones in this region. The Revanth government is preparing plans for overall development in all directions of the city. Real estate experts, closely observing these developments, predict that naturally, real estate expansion will take place between the ORR and RRR.
Real estate experts are advising those who are unable to purchase homes or land in the city to consider planning for property purchases between the Outer Ring Road (ORR) and the Regional Ring Road (RRR). This region is home to the highest number of educational institutions, including not only colleges but also international-level schools, which have established themselves in vast campuses. Currently, students travel daily to these institutions from the city or stay in hostels. Experts predict that residential areas will develop extensively around these educational centers in the future.
The Shamshabad International Airport, as well as the Rangareddy and Medchal district collectorates, are also located outside the ORR. As the demand for these areas increases, the transportation infrastructure is expected to improve. Accordingly, connectivity will be further enhanced with the second phase of metro expansion.
Tourist attractions such as Ramoji Film City, Kanha Shantivan, Samathamurthi Centre, famous temples, and resorts are all located between the Outer Ring Road (ORR) and Regional Ring Road (RRR). These locations attract large numbers of tourists from both India and abroad. As these areas become even busier in the future, there will be large-scale infrastructure development.
The Telangana government, focusing on the development of a future city, plans to set up AI city, skill universities, townships, and stadiums in this region. Developers believe that the expansion of real estate in the future will be concentrated in these areas. Specifically, they are advising people to consider buying land or homes in suitable areas around Sangareddy, Shadnagar, Aman Ghal, Bhongir, Choutuppal, Ibrahimpatnam, and Chevella, all accessible from the Outer Ring Road.
With the development of projects like the Regional Ring Road and Future City, land prices in these areas are gradually increasing. As a result, the prices of land and homes are also rising. Experts are advising those looking to settle between the ORR and RRR to make their decision promptly, without further delay. Based on the area, the prices of land in DCP layout zones range from Rs 15,000 to Rs 35,000 per square yard. While apartment and villa constructions are underway in some places, apartment prices are around Rs 5,000 per square foot, and villas are starting from Rs 1.5 crore. Real estate experts suggest that those who have been unable to buy homes in Hyderabad should now make a firm decision without delay.
