Uppal to Bhuvanagiri Ideal for permanent residence

Uppal – once considered a suburban area of Hyderabad has transformed dramatically in recent years. With the arrival of the Metro, improved infrastructure, and the establishment of nearby IT hubs, Uppal and its surrounding areas have become highly desirable for permanent residence. In line with this growth, hundreds of residential projects are coming up along the Uppal–Bhuvanagiri corridor. Property prices remain reasonably accessible, attracting many homebuyers, while investors are also increasingly putting their money into the area, seeing it as a promising opportunity.

Until now, most IT professionals preferred to live in West Hyderabad, drawn by the proximity to IT offices and the well-developed infrastructure, either buying homes or renting in the area. However, perspectives have started to shift. With the Metro rail now extending up to Uppal, many are considering purchasing homes along the Uppal–Bhuvanagiri corridor. Some plan to stay here for a few years and, once they secure better jobs or higher salaries, move to West Hyderabad later. Moreover, as IT development expands in East Hyderabad as well, a growing number of people are opting to buy homes along this corridor. Consequently, new residential construction has expanded across Uppal, Boduppal, Peerzadiguda, Pocharam, Narapally, Ghatkesar, and up to Bhuvanagiri.

Compared to West Hyderabad, buying a home in the eastern part of the city is more affordable. This has attracted not only IT professionals but also employees from government and private sectors to purchase homes around Uppal. Many consider this area suitable for living with their families. Earlier, people from districts like Mahbubnagar, Nalgonda, and Warangal would migrate here for work or their children’s education, and many already settled in this region. With the arrival of the Metro, residents from various backgrounds are now showing interest in establishing permanent homes here, prompting the construction of more gated communities.

The Metro rail, Outer Ring Road, link roads, water supply, connectivity, and overall infrastructure development have significantly boosted residential projects in the Uppal area. The Telangana government is constructing a flyover from Uppal to Narapally. IT offices of companies such as NSL IT SEZ in Uppal and Infosys in Raheja Mindspace, Pocharam, have further driven demand. As a result, property prices in the Uppal vicinity have risen dramatically over the past two to three years. Homes that earlier cost Rs 30–40 lakh now range from Rs 70–80 lakh, with current prices between Rs 5,000 to Rs 8,000 per square foot. Despite this increase, a variety of options including individual homes, apartments, gated communities, and villas remain available at relatively accessible prices.

Near Uppal Metro Station, Vasavi Constructions is offering flats in the Metro Polis project starting at Rs 90 lakh. In Uppal Colony, Udaya Skyvert Apartments are selling double-bedroom flats for Rs 80 lakh. In Pocharam, Sahasra Developers’ Anand Residential project offers double-bedroom flats at Rs 85 lakh, while Ashoka Builders’ ASBL Springs project in the same area provides double-bedroom flats for Rs 70 lakh. Near Uppal Stadium, Sri Aditya Square Residential project offers double-bedroom flats at Rs 80 lakh. In Boduppal, DPR Infra Projects’ DPR Pradhyumna project has flats of 1,590 sq. ft. available for Rs 1 crore. Similar residential projects are widely available in the surrounding areas, catering to a range of budgets and preferences.

In Peerzadiguda, just beyond Uppal, Sri Sai Yatika is actively developing a project spread over 2.85 acres. The project features 280 flats across ten floors, with sizes ranging from 1,635 to 2,435 sq. ft. It has obtained all necessary legal approvals, including TS RERA clearance. Home loan facilities are available for buyers, with banks like Bajaj Finserv, Kotak, SBI, and HDFC providing financing options.

In Pocharam, part of Uppal Extension, the same developer is constructing another project called Hariharas Sri Sai Kakatiya. Here, homes are offered at just Rs 5,299 per sq. ft. Buyers can pay only 30% upfront and the remaining 70% at the time of flat handover. The project is planned for handover by December next year. Spread over 3 acres, it features two towers with fifteen floors each, and flats range from 1,335 to 1,500 sq. ft., equipped with all modern amenities.
