The Financial District in the West Zone of Hyderabad is developing rapidly. Strategically located on the Outer Ring Road, this micro market has seen significant development in recent times. With good connectivity to other parts of the city and proximity to the Rajiv Gandhi International Airport, it is in good commercial demand. Moreover, the expansion of outer service roads is also becoming an additional advantage for the Financial District.
This has made the area one of the most sought-after markets after Gachibowli and Madhapur. Developing areas like Kokapet, Narsingi, and Manikonda meet the residential needs of the employees working here. The Financial District holds about 11 percent of Hyderabad’s office space. However, the Financial District is facing some challenges in terms of occupancy due to the availability of Grade-A offices in neighbouring areas like Gachibowli and Hi-Tech City. A 38 percent decline was recorded in 2022 due to reduced demand during Corona. However, things have changed a bit recently in this regard. With the approval of the Airport Metro Corridor project, many eyes are turning towards the Financial District again. With this, the Financial District has increased by 31 percent in terms of office space in Q1 2023. Conditions here are encouraging owners to move from flexible space to large office camps
