Adibatla’s ‘Parijatha Prime’ Project Faces TG RERA Action

The Telangana Real Estate Regulatory Authority has restrained promoters of a residential project at Adibatla from creating any third-party rights over a flat following a complaint by a homebuyer alleging multiple violations. The complaint was filed under Section 31 of the Real Estate (Regulation and Development) Act, 2016 regarding a project originally marketed as “Parijatha Prime” and later renamed “Mareechi’s Aadhya.” According to the complainant, the promoters collected the entire sale consideration of ₹24 lakh in 2021 for a flat in the project but allegedly failed to register the project under RERA or obtain mandatory approvals from the Hyderabad Metropolitan Development Authority. The buyer also alleged that the promoters later changed the flat allotment, altered possession timelines and continued marketing the project under different names without the consent of existing allottees. The authority noted that the complainant was issued a fresh allotment in 2025 for another flat in the renamed project along with a demand for additional payment due to increased built-up area, despite the earlier full payment. Observing that a prima facie case exists, TG RERA passed an interim order restraining the promoters from alienating, mortgaging or creating any third-party interest in the concerned flat until further orders.
