Srisailam Highway.. residential hub

Once dominated by open plots,
now witnessing a surge in constructions.

Within a 20 km radius of Future City,
apartments and villas are rapidly increasing.

Connecting ORR and RRR,
a 41.5 km greenfield radial road
from Kongarkalan to Amangal is taking shape.

From there, a four-lane greenfield road
is being built up to the Srisailam Elevated Corridor —

creating a continuous four-lane route
from Hyderabad all the way to Srisailam.


On one side lies the Hardware Park, on another the Fab City, and nearby the International Airport — and now, the newly emerging Future City. What more could an area need for rapid development? Indeed, the Srisailam Highway and its surrounding regions have become a major real estate hotspot.

Earlier, the stretch along the Srisailam Highway was limited mostly to open plot ventures, but now apartments and villa constructions are gaining momentum. Located in the southern part of Hyderabad, the Srisailam Highway area is witnessing fast-paced development.

With Fab City, Hardware Park, and the Outer Ring Road, the entire corridor has undergone a transformation. The proximity to Shamshabad International Airport is further driving growth.

Now, with the Telangana government’s prestigious Bharat Future City project coming up right along the Srisailam Highway, the region’s prospects have strengthened even more. Once Future City is completed, massive employment and business opportunities are expected — drawing widespread investor and developer attention to this area.
In the past, the Srisailam Highway region was known mainly for open plot ventures. But now, construction activity has picked up rapidly in the area. Compared to the Vijayawada, Bengaluru, and Warangal national highways, the Srisailam Highway is witnessing strong demand for housing and rental properties.

Since Kandukur is only about 15 km from Adibatla, professionals working in the IT and aerospace sectors at Adibatla are showing keen interest in buying homes along the Srisailam Highway. Moreover, with Dilsukhnagar and LB Nagar located just 30 km away, the region has ample access to educational institutions, healthcare, and entertainment facilities.

The area also benefits from Krishna water supply, good roads, and robust infrastructure. As a result, several real estate firms have started construction projects from Kandukur and Tukkuguda up to Kadthal and Amangal, along the Srisailam Highway.

Within a 20 km radius of Future City, there is a surge in the development of apartments, independent houses, and villas. Over the next two years, the Srisailam Highway region is poised to transform into a major residential hub.

A 41.5 km greenfield radial road is being constructed from Kongarakalan to Amangal, connecting the Outer Ring Road (ORR) with the Regional Ring Road (RRR). In continuation of this, a greenfield highway is planned up to the starting point of the proposed Srisailam Elevated Corridor.

Once this greenfield road is completed, the travel distance to Andhra Pradesh will be significantly reduced, thereby saving travel time. The Hyderabad Growth Corridor Limited (HGCL) and HMDA are jointly developing this greenfield radial road from Kongarakalan to Amangal.

The government has also decided to extend this radial road beyond Amangal up to the Srisailam Elevated Corridor, developing it as a four-lane greenfield highway. The National Highways Authority of India (NHAI) has already prepared the related proposals.

Meanwhile, plans are underway to expand the existing two-lane Hyderabad–Srisailam highway into a four-lane road. With the development of the Kongarakalan–Amangal greenfield road and the Srisailam highway expansion, the entire region is poised for significant growth and development.

In the Srisailam Highway region, both open plot ventures and construction projects are rapidly gaining momentum. Notably, residential development has picked up speed from Tukkuguda to Kandukur, near the Outer Ring Road (ORR). Several real estate companies have launched apartment and villa projects, with around 120 residential developments currently under construction along the Srisailam Highway corridor.

In contrast to Hyderabad’s western zone, where owning an apartment typically costs Rs 1 crore or more, homes along the Srisailam Highway are far more affordable, starting at Rs 55 lakh. Apartment prices begin at around Rs 4,500 per sq. ft., while villas are available from Rs 1.5 crore onwards. There is also a noticeable rise in the construction of independent houses, which remain within reasonable price ranges.

Residential plots in this region are also priced attractively. In Tukkuguda, land rates range from Rs 25,000 to Rs 40,000 per sq. yard; in Kandukur, from Rs 18,000 to Rs 30,000; and in Amangal, between Rs 15,000 and Rs 28,000. Owing to these relatively affordable prices and improving infrastructure, the middle-class population is increasingly showing interest in purchasing homes along the Srisailam Highway.
