Small Builders Face Podium Problems

Hyderabad: Compared to major developers, the minor developers have been facing a lot of problems with regard to building the foundation for the apartment complexes. One should dig for laying foundation to build apartments. The soil excavated should be discarded at a far-flung site taking pains to transporting it there. Occurrence of rocks while digging for the building’s foundation gives head-aches to builders.

Those who live in adjacent houses or flats, encounter a lot of convenience because of the construction activity. Why the municipal corporation is hesitating to extend podium parking facility to small apartment complexes unlike the major projects? All realty firms – big or small – seek intervention of Municipal Administration Minister KT Rama Rao to extend the facility to even small apartment complexes by amending the relevant rules.

In projects that are coming up in the city within the purview of the ORR, builders take up projects in areas less than an acre. Mostly, the area of the project would be at the most 900 square yards and less. For them to begin work, they should first and foremost dig the cells. Neighbours object to the activity, if the builder carries on with the work using proclaims. The police register cases against such builders.

In places that extend from Kukatpalli to Miyapur and beyond up to Chanda Nagar, digging up to depths of four feet is sufficient for the rocks to surface. Even if the builder is given permission to blast the rocks, the ground realities at the work place are not allowing him to carry out the task. If he wants to deploy tractors to get the work done, there is problem with noise pollution. These problems mostly confine to the small developers and also some medium developers. The contractors have to clandestinely discard the rubble near the surrounding tanks or nalas or on the margins of the road.

While digging for construction of cellars, the neighbouring people have been experiencing a lot of sound pollution. Now-a-days, people have been working from home and children have been attending online classes. These sections have been complaining of lot of disturbance. The tippers that carry soil and debris cause a lot of air pollution because of the disposal of the debris. The mindless discarding of debris is often causing road accidents. Mostly the small and medium builders and developers have been encountering problems due to this. Therefore, they appeal to the civic authorities to find out what prompted them to not to take these minor issues into consideration. They feel that it was high-time they took a decision in this regard.

Mayor players in construction field face no such problems. Their range of problems is entirely different. They build their projects in the suburban areas on big sites. They leave a lot of space towards set back. As such they would have no problems to transport the soil and debris. They unload the soil and debris in vacant places and would have no interaction whatsoever with the local people.

Lion Prem Kumar, NAREDCO West Zone Builders’ Association General Secretary demands the civic authorities to come to the rescue of the small and medium developers. They urge the civic authorities to provide podium parking facility to the minor players in the field. What they seek is the provision for a ramp from the drive way. Further, they want permission without having to obtain the NOC from the fire department to build structures up to a height of 21 metres.

They want permission to build five stories and two stilts because the states of Maharashtra, Karnataka and AP allow builders there to do so. The builders here want the same facility in Telangana too. Now-a-days, the fire tenders have water pipes that can reach up to a height of 100 metres. If the civic authorities want the builders of small projects to install the fire alarm system for projects having less than five storeys, they are to do so.
