“The market has been volatile for two months in 2021, but we were able to sell 40 flats per month. Over the remaining months, more than 100 flats were sold. In all, about 1,250 flats were sold in 2021. That too in the Rajapushpa Provincia project alone,” said Srinivas Reddy, Marketing Director, Rajapushpa Projects. Speaking exclusively to the Real Estate Guru on the occasion of obtaining RERA approval for the Rajapushpa Imperia project in Tellapur, he said, “If buyers have faith, one can sell flats even in a bad situation.” He cited his organization as a direct example of this. Excerpts from his interview.
The number of new home buyers has increased as interest rates on home loans have decreased significantly. IT professionals are trying to buy a slightly better home because of the work-from-home concept. Interestingly, two and three bedroom flats were sold equally in the Provincia project. Rajapushpa Imperia, a 40-storey skyscraper has been launched in Tellapur. It also received the approval of the Telangana RERA. We are building 8 towers on about 24 acres. Of this, 82 percent is open area. Flats range in an extent of area from 1350 to 2880 sq.ft. Further, some Sun-deck apartments also have been accommodated.

Real Estate Guru as well as organizations like CREDAI are creating awareness among people against buying properties in UDS and pre launch sales. Thus, many buyers are understanding the ground reality. The Stamps and Registrations department has suspended UDS registrations. As a result, genuine home buyers are likely to approach branded companies like Rajapushpa to purchase properties. The main reason for this is the confidence that the properties will be delivered within the stipulated time.
