The RRR junction in Samsthan Narayanapur is set to become another jewel for the city of Hyderabad. Real estate sectors are estimating that RRR will be a game changer for the development of Telangana. This green expressway, which will be built with four lanes along a stretch of 347 kilometers, will be constructed in two phases, and land acquisition work has already begun. The central and state governments have set a target to complete the construction of the Regional Ring Road within three years.

The Regional Ring Road project has been designed to include a total of 12 interchanges. These interchanges will connect to national and state highways, and massive junctions will be established at these 12 locations. It is believed that these large-scale interchanges, which will be constructed to international standards, will provide excellent opportunities for real estate growth in the surrounding areas. Among these, one of the key interchanges will be near Samsthan Narayanapur.

Officials indicate that this interchange, which will be located near the Vijayawada National Highway, will lead to the establishment of significant infrastructure in the surrounding areas. The region, which has already seen industrial development from Choutuppal to Shivannagudem, is expected to experience even greater growth with the development of the Regional Ring Road and the major junction near Samsthan Narayanapur.

The land acquisition work near Samsthan Narayanapur for the Regional Ring Road project has reached its final stages, following the marking of the area. With the marking of the RRR, real estate activity in the surrounding areas of Samsthan Narayanapur has gained some momentum. Previously, the price for an acre along the main road between Choutuppal and Shivannagudem was around Rs 1.5 to Rs 2 crores, but with the upcoming establishment of the Regional Ring Road junction, the price has increased to Rs 2 to Rs 2.5 crores per acre. In a radius of 2 to 3 kilometers from the main road, land prices range from Rs 1 crore to Rs 1.3 crores per acre. It is expected that once the Regional Ring Road construction begins, land prices will rise further.

Real estate ventures have already emerged on a large scale in areas like Choutuppal, Panthangi, and Kottagudem, along with Samsthan Narayanapur, where the RRR Junction is planned. With the upcoming establishment of the Regional Ring Road Interchange, real estate companies are making preparations to invest heavily in these areas. Currently, in the DTCP layout near Samsthan Narayanapur, the price for plots ranges from 15,000 to 20,000 per square yard, depending on the location. In Panthangi and Kottagudem, plot prices range from 10,000 to 18,000 per square yard. In areas such as Peepalpahad and Venkatambavi Tanda near Samsthan Narayanapur, plots are available at prices ranging from Rs 8,000 to Rs 15,000 per square yard. In Choutuppal, in the DTCP layouts, plot prices range from Rs 14,000 to Rs 24,000 per square yard.

The industrial sector in the mid-range near Samsthan Narayanapur is witnessing good development. With the upcoming establishment of the Regional Ring Road Junction, the Telangana government has planned to set up satellite townships around the RRR area. Additionally, industrial clusters and logistics parks will also be developed in these regions. Pharma companies in the outskirts of Hyderabad are expected to relocate their labs and factories closer to the Regional Ring Road, bringing more employment opportunities to the area.

In this context, real estate experts predict that the Samsthan Narayanapur Junction will see rapid growth in the coming days. With the Regional Ring Road enhancing connectivity between Hyderabad and other regions, people from both middle and lower-income groups are increasingly showing interest in setting up residential spaces in these areas. As a result, real estate projects and large-scale ventures are expected to emerge from Samsthan Narayanapur to Choutuppal, say industry insiders.
