With the Telangana government’s prestigious Regional Ring Road (RRR) and the Regional Ring Rail project planned by the central government, the landscape of Hyderabad and Telangana is set to transform. The Telangana government is constructing the Hyderabad Regional Ring Road as a highly prestigious project.
The RRR is being built in two sections at a distance of about 40 km from the existing Outer Ring Road. With the central government giving the green signal for the construction of the northern section, tenders have also been invited. HMDA has issued the preliminary notification for the RRR alignment. The road will be constructed with a width of 100 meters. The RRR will pass across eight districts beyond Hyderabad’s Outer Ring Road. The notification also reveals survey number details along the RRR route along with a digital map.
400-kilometer Regional Ring Rail
The central and state governments have decided to establish a Regional Ring Railway line to complement the RRR (Regional Ring Road). For the Regional Ring Road, the government has planned land acquisition of about 100 meters in width. Alongside this, officials estimate that an additional 50 meters of land will need to be acquired for the railway line.
Combining the northern and southern sections, the total length of the railway line will be approximately 400 kilometres. With the arrival of the Regional Ring Road and Regional Ring Rail, land across 11 districts is expected to gain significant value. Similar to the Outer Ring Road, real estate around the Regional Ring Road and Regional Ring Rail is expected to develop rapidly and unobtrusively. Experts believe this could further accelerate the real estate boom.
100-metre wide Regional Ring Road
HMDA has issued a notification finalising the alignment of the Regional Ring Road (RRR) in the Hyderabad Metropolitan Region with a width of 100 meters. The Regional Ring Road and Regional Ring Rail projects will span 8 districts, 33 mandals, and cover 163 villages. The RRR alignment has been finalized across Ranga Reddy, Vikarabad, Mahbubnagar, Sangareddy, Medak, Siddipet, Nalgonda, and Yadadri Bhuvanagiri districts.
The total length of the Regional Ring Road is 364 kilometres, with 201 kilometres in the southern section and 163 kilometres in the northern section. The project is being designed so that a railway line follows the Regional Road alignment. When the northern and southern sections are combined, the Regional Ring Railway line will be approximately 400 kilometres long.
The construction of the railway line along the RRR is expected to spur further regional development. Experts estimate it will create both direct and indirect employment opportunities. Additionally, the districts, mandals, and villages along this line are expected to see their landscape and urban profile completely transformed in the coming years.
Development along RRR’s 100-km corridor
The government has already established a growth corridor around the 158-kilometer Outer Ring Road, which spans Hyderabad, Medchal, Ranga Reddy, and Sangareddy districts. This has led to a significant surge in real estate projects outside the ORR.
Now, with the Regional Ring Road (RRR) and Regional Ring Rail, the Telangana government is planning to establish another growth corridor across eight districts. Officials believe that development is likely to increase not only in areas near the RRR and Ring Rail alignment but also within a 100-kilometer radius of these routes. Experts estimate that business, commercial, and industrial activities will see substantial growth as a result.
Land values soar across 8 districts
Land prices have already risen in Ranga Reddy, Vikarabad, Mahbubnagar, Sangareddy, Medak, Siddipet, Nalgonda, and Yadadri Bhuvanagiri districts, which fall within the alignment of the Regional Ring Road (RRR) and Ring Rail projects. Now, with these two prestigious projects taking shape, there is potential for land values to increase even further.
Currently, in areas where the RRR and Ring Rail alignments have been finalised, land prices along the road are around Rs 3 crore per acre. Slightly farther from the road, prices range between Rs 2 crore and Rs 2.5 crore per acre. Real estate experts estimate that once the RRR and Regional Ring Rail projects are underway, land prices here could rise by 20% to 50%.
At the same time, large-scale real estate developments are taking place across these eight districts. Depending on the location and project, residential land prices currently range from Rs 12,000 to Rs 45,000 per square yard. In some areas, construction activity has already begun picking up. Experts predict that over the next two to three years, apartment and villa construction will gain momentum along the RRR and Ring Rail alignment.
