Rera Q&A Column Should I buy in Kollur Project?

Q. Sir, I saw the Aditri Empire project in Kollur. RERA gave permission for the
first phase. But, the builder is selling flats of second phase at Rs 4,299 per
sq.yard. Can I buy a flat in the project? — Phani, IT employee

REG: According to the Telangana RERA regulations, flats should be sold only
after obtaining RERA permission. The developer must sell the flats for which
they obtained permission. But it seems that the developer is selling flats in
the second phase against the terms of the RERA in the project. It is in your
best interest to purchase a flat only after RERA approvals are given.

Q. Sir, I am trying to buy a flat. Several agents are showing me flats, but
asking for two per cent commission. Most of these flats are stand-alone
apartments. Should I buy the flats shown by these agents? – Rajeshwar Rao,

REG: Every apartment that covers eight or more flats in an area of more than
500 sq.yards falls under RERA. As you are looking for a new apartment, ensure
that the construction has all relevant permissions including RERA. The agent
selling the flats also must be registered under RERA. Before making a final
decision, you must consider these two aspects.

Q. I want to buy a flat within 8 km distance from the Financial District. I can afford Rs 60 lakh for 2-BHK or Rs 75 lakh for 3-BHK. What are my best options? – Nani, Madhapur

REG: Two-bedroom flats for less than Rs 60 lakh are available at Tellapur,
Narsingi, Kollur and Osman Nagar. A flat of 1,210 sq.ft on ready-to-occupy basis, is available at Osman Nagar for Rs 63 lakh. Similarly, a 2-BHK flat in a
project at Tellapur is costing Rs 75 lakh and the one at Gopanapally is priced at Rs 77 lakh. Also, some companies are selling flats at a rate of Rs 5,500 per sq.ft in Alkapuri Township. There is a standalone apartment priced at Rs 5,400 per sq.ft in Narsingi, with Rs 4 lakh additionally for amenities.
