‘Realty’ trickery in Yadadri

Realty scamsters are now showing their sleight of hand in the famous temple town of Yadadri. Several realtors are committing frauds and ending the dreams of the middle-class people aspiring to own a home for themselves. People are being bombarded with numerous advertisements and lured to purchase plots promising an approved venture with all amenities, near Yadadri temple town. But once the plot is sold, they are resorting to a vanishing act and are never to be found. Similar incidents are repeatedly being reported in and around Yadadri recently.

With the reconstruction of the Yadadri temple coming to a conclusion, land prices in the locality increased drastically. Numerous realty ventures have mushroomed overnight, with some realtors developing the agricultural lands with gram panchayat permissions and selling the plots off, assuring all permissions including HMDA (Hyderabad Metropolitan Development Authority) and YTDA (Yadadri Temple Development Authority). But the buyers are now regretting their decision after learning that no such permissions were issued.

According to the real estate experts, more than 250 layouts have come up within 30 km radius from Bhongir and Yadadri with most of them not obtaining proper permits. The developers are said to be taking up sales, without even bothering to complete land conversion from agricultural purposes to non-agricultural purposes.

Renowned Infra Developers launched a huge venture 12 years ago under the name Haritavanam near Bhubaneswar. The venture covers an area of about one thousand acres within the villages of BN Thimmappur and Baswapur. However, the venture sank in the Baswapur Reservoir. The government has said it will pay compensation per acre for the lack of approvals for the venture. They are pouring out that they have been shown heaven in the palm of their hand and stuck to these plots, deceiving themselves vertically by hiding the fact that these lands here will sink in the reservoir. They say they bought a flat for Rs 2.50 lakh and now not even half of it is coming from the government. They want to pay compensation at the rate of Rs 10,000 per square yard.

About 12 years ago, Vikhyatha Infra Developers came up with a huge project titled Harithavanam near Bhongir in about 1,000 acres land under BN Thimmapur and Baswapur villages. Unfortunately, the venture is now declared as submerged area of Baswapur reservoir. With the developers not obtaining proper approvals, the government offered to pay compensation in terms of acres rather than square yards as was purchased by the buyers who are now lamenting that the plots were sold to them hiding the fact about the submergence. As a result, those who but the plots at a price of Rs 2.5 lakh are not even able to get half the price as compensation. They are urging the government to pay at least Rs 10,000 per sq.yards as compensation.

Haritavanam is not the lone case. With many such projects sprouting in the area, buyers are advised to remain more vigilant. It is alleged that the notorious Vikhyatha Infra came up with a new venture in about 30 acres near Mandanapally in Aleru mandal without proper permissions and cheated many gullible buyers. The victims are now lamenting that illegal plots were sold to them stating that a medical college was coming up in the locality. It is time that the government should take strict action in the case of such illegal ventures, as well as create awareness among people about legitimate and illegal projects.
