Realty scamsters are on the prowl in Hyderabad. From agricultural lands to unassessed lands, these fraudsters are using every piece of available land and launching unauthorized layouts without even land conversion and other mandatory approvals from HMDA, DTCP and other local bodies. Cleverly terming them as farm plots, they are purchasing land in acres and selling them in Guntas at nominal charges. Some of them are selling these lands based on old permissions obtained from gram panchayats, while others are selling them without any permissions from the local authorities.
Most of these realtors are coming from the neighboring State and resorting to such scams. Apart from agricultural lands, they are using unused Poramboke and fallow lands for plotting. Surprisingly, they are using government schemes like Rythu Bandhu and Rythu Bima, to publicize about their illegal ventures. They are promising that on purchase of even the smallest of these plots, one would be eligible for Rythu Bandhu and Rythu Bima. But neither the local authorities nor the RERA administration are acting against these scamsters who are selling farm plots openly.
Gunta land for just Rs 50,000
These realtors are selling Gunta land (121 yards) in the range of Rs 50,000 to Rs 3 lakh. The rate increases depending on the area. In fact, one has to pay NALA fee and obtain permissions from the local bodies as well as RERA for approved layouts. Considering this to be a costly affair, some realtors are selling plots illegally in the name of farm plots. As a result, the State government is losing a lot of revenue in the form of NALA charges, permission fee and registration charges, due to these illegal ventures. But why does the government ignore it despite losing so much revenue?
Farm layout in 600 acres
A company named Janata Estates is selling farm plots in its new project called Jill Jill Ziga. Those who see the company brochure, will be amazed to find that the venture was taken up in nearly 600 acres at Narayankhed. If the farm layout is being developed on 600 acres, does it not require DTCP approval or RERA permission? As per the brochure, one acre land is being sold for Rs 38.40 lakh per acre. Considering that they would be selling 600 acres, the total value of the project would be more than Rs 2,000 crore. But the State government is losing crores of revenue in the forms NALA charges, permissions and registration charges that are due from such a massive project. Many such companies are also developing farm layouts on hundreds of acres and depriving crores of revenue to the government. But the State administration appears to have turned a blind eye despite such loss.
RRR and the tale of TRS leaders! (Box)
Hyderabad has become a focal point for such scams ever since the government announced Regional Ring Road (RRR). Developers claim that local TRS party leaders are also involved in the scandal and it is impossible that one can take up such massive projects without the knowledge of the ruling party leaders. Some fraudsters are also selling farm plots in the banned list of lands as well as GO 111 areas. Since they are being sold to more than eight people, each project must have RERA approval which is being ignored. A large percentage of the entire State of Telangana falls under the DTCP, but a lot of farm plots are being sold in the range of a quarter acre to one acre.
