Once a small suburban village, Narsingi has transformed dramatically over the past two decades and has emerged as one of the most sought-after locations in the Hyderabad real estate market. In just 20 years, the area has witnessed rapid development with high-rise apartment complexes, luxury villas and modern infrastructure, attracting homebuyers as well as investors.

Property Prices Surge
Property prices in Narsingi have increased sharply during this period. Around two decades ago, land prices were roughly ₹2,000 per square yard. Today, land along the main roads is being quoted at nearly ₹2 lakh per square yard, while plots in interior areas are priced at around ₹1.5 lakh per square yard. Apartment prices have also risen significantly. About a decade ago, flats were available at nearly ₹2,500 per sq. ft., but today prices range between ₹8,000 and ₹12,000 per sq. ft., depending on the project and amenities.

One of the key reasons for Narsingi’s growth is its excellent connectivity. The area is located about 8 km from Jubilee Hills and roughly 6 km from Film Nagar. Major IT hubs such as Gachibowli can be reached in around 20 minutes, while Mehdipatnam is about 25 minutes away. Narsingi also benefits from its proximity to the Outer Ring Road Hyderabad, which provides seamless connectivity to different parts of the city. In addition, the area offers several international schools, engineering colleges, corporate hospitals, shopping malls and multiplexes, making it an attractive residential destination.

Strong Demand for Villas
Luxury villas are witnessing strong demand in the locality. Depending on the location, size and amenities, villa prices in Narsingi range from around ₹8 crore to ₹22 crore. At the same time, apartments priced between ₹1 crore and ₹1.2 crore are drawing interest from middle-class homebuyers who want to live close to the IT corridor while enjoying modern infrastructure and lifestyle amenities.
