Nala charges pose new problems

(REG News, Hyderabad):NAREDCO West Zone Builders’ Association general secretary Lion Prem Kumar has said that the Nala charges are creating fresh problems for the builders. Talking to Real Estate Guru recently in connection with the association general body meeting held here, Prem Kumar said that he along with members of the association called on Minister Vemula Prashant Reddy and submitted him a memorandum highlighting the builders’ problems.

He said that the minister responded favorably to resolve their problems. He said that some builders built flats in 1000-2000 square yards in Panchayat lay-outs. While securing permission from the HMDA, they pledged 5 per cent of the land with the HMDA and later pledged 3% of the land area with it for Nala charges. Once the flats are ready, the builders want to pay the Nala charges, but it appears to be not feasible. Even if the builders want to pay the Nala tax, either the HMDA or the revenue department is not paying serious attention to it.

They say that the Dharani portal has no option in it. As a result, the builders are not able to get occupancy certificate. As it is there is no scope for paying the Nala charges, the officials said. As the government has constituted a special committee on Dharani portal, the NAREDCO West Zone Builders Association submitted a memorandum to it. The committee assured the association to resolve their problem as early as possible. They are hopeful of the state government finding a solution to the problem of small builders.
