Mokila Emerges as West Hyderabad’s Next Residential Destination

Connectivity to Kokapet, Neopolis and the Financial District, along with schools and growing social infrastructure, is pushing housing development beyond Tellapur

REG NEWS | HYDERABAD

Hyderabad’s western residential expansion is gradually moving beyond the established markets of Gachibowli, Financial District, Kokapet and Tellapur. Mokila is emerging as an important low-density residential destination, particularly for buyers looking for villas, plotted developments and larger homes. The transformation is being driven less by a single project and more by the gradual development of an entire western corridor connecting Mokila–Tellapur–Kollur–Kokapet–Neopolis–Financial District.

According to the Hyderabad Metropolitan Development Authority (HMDA), Mokila is strategically positioned between Kollur, Neopolis and Shankarpally, with connectivity towards the ORR, Financial District, Gachibowli and the airport. HMDA's latest Mokila material specifically highlights Radial Road-7, which provides connectivity towards Neopolis and the Financial District.

From peripheral village to residential corridor

Mokila's property market has developed around a different housing model compared with Kokapet. While Kokapet is dominated by high-rise apartments and premium towers, Mokila has increasingly become a market for gated villa communities and plotted developments. A September 2026 analysis of gated projects in the three locations found 72 projects in Kokapet, 50 in Tellapur and 34 in Mokila.

The character of development also changes moving west: Mokila had 27 villa projects compared with just five apartment projects in the dataset. Average project site size was about 18.3 acres in Mokila, against 12.5 acres in Tellapur and 6.9 acres in Kokapet. This indicates a clear shift from vertical development towards larger, lower-density communities as the corridor moves beyond Tellapur.

Connectivity is the key driver

The biggest argument for Mokila is its location relative to Hyderabad's employment centres. HMDA's Mokila layout documents state that the area is connected by the 100-foot Shankarpally Road, while Radial Road connectivity provides access towards the ORR. HMDA has indicated approximately 10-minute connectivity to the ORR through the radial road, while its earlier layout material cited around 20 minutes to Neopolis, Wipro X Roads and the Financial District, subject to traffic and exact starting point.

The Kokapet–Neopolis side has also received a major connectivity boost. The Neopolis Trumpet Interchange at ORR Exit 1A was inaugurated in September 2025, providing direct access between Neopolis and the ORR and improving connectivity towards the airport. For a Mokila resident, therefore, the residential proposition is increasingly linked to a much larger employment geography rather than just the local neighbourhood.

Schools are creating family demand

Education is another major factor behind residential development. HMDA identifies Indus International School, ICFAI Business School, CBIT, MGIT and Birla Open Minds International School among the educational institutions accessible from Mokila. Its earlier layout material placed Indus International School at about 5 km, ICFAI Business School at 4 km and CBIT/MGIT at around 9 km.

The presence of schools has helped the Mokila–Tellapur belt develop as a family-oriented residential market. Several schools and educational institutions are now operating in and around Mokila, including Indus International School Hyderabad and Silver Oaks International School - Mokila Campus.

Healthcare and everyday infrastructure catching up

Healthcare and daily-needs infrastructure are also expanding. Within Mokila itself, facilities such as Freedom Hospitals Mokila are now serving the growing population. Retail infrastructure is developing alongside housing, with supermarkets and neighbourhood retail outlets operating along the Mokila–Shankarpally road. At the larger western-corridor level, Neopolis and the Financial District provide access to a much wider healthcare ecosystem. HMDA's Neopolis material lists hospitals including AIG, Continental, Sunshine, Care, Apollo, Rainbow, KIMS and TIMS, along with several international schools and major offices in the surrounding area.

What is driving development beyond Tellapur?

The answer is a combination of land availability, larger project sizes, villa demand, school infrastructure and access to employment hubs. As land values and development intensity have increased in Kokapet and Tellapur, developers have moved farther west in search of larger parcels suitable for gated communities. Buyers, meanwhile, are increasingly accepting a longer commute in exchange for larger homes, lower-density surroundings and comparatively expansive communities.

Mokila is therefore not replacing Kokapet or Tellapur. It is becoming the next residential layer of the same western growth corridor.
