  • Patighanpur area near Kollur is an area with lot of scope for future development. Knowing that a developer was selling flats here at just Rs 3,500 per sq.ft, more than 40 buyers paid 100 per cent amount and purchased the flats. But for unknown reasons, the developer expressed inability to take up the project and handed it over to another builder. While both of them are happy, those who bought flats in it are worried about their fate. Here are more details about the incident.

A company called Mirchi Developers has started a project in Patighanpur, near Kollur, on 3 acres. Without taking RERA permission, they sold about 40 flats at Rs 3,500 per sq.ft with proposals to build an apartment with G+12 floors. Later, unable to construct the apartment, the construction was handed over to another company named Riddhi Developers. The terms are agreements between both the developers are not known, but Riddhi Developers completely changed the project plan. Instead of G+12, the company management has decided to build flats with G+15 floors..
People who purchased flats in the project, are now shocked to learn this. They are worried if the developer submitted the revised plan to HMDA and RERA for approval. Recently, when it came to know that someone has gone to the court against this project, their anxiety levels have increased. Hence, people are advised against purchasing flats in pre-launch projects. Don’t put your hard-earned money in the hands of developers just because the property is being sold for a lesser price. Building an apartment is not as easy as it sounds. If you buy after all the permissions are in place, your hard earned money will not be wasted
