Hyderabad is set to change with the second phase of the metro. In this phase, the proposed new Corridor-4 will connect to the existing three corridors, extending to Shamshabad International Airport. This will allow anyone in the city to reach the airport via Corridors 1, 2, and 3. Given the traffic congestion in metro cities, connecting metro rail to airports has become essential. The Telangana government has finalised the metro corridor route to Shamshabad Airport, as Hyderabad develops into an International city. A total distance of 36.6 kilometres has been proposed from Nagole through Aramghar to Shamshabad Airport. The comprehensive project report is currently undergoing final refinements.
Hyderabad Metro Corridor-3 already runs from Raidurg to Nagole. Here, the Nagole-Airport Metro Station will be constructed, and a new corridor will be built from there. Metro Corridor-1 extends from Miyapur to LB Nagar, and it will connect to the airport metro route at LB Nagar. Meanwhile, Corridor-2 runs from JBS to MGBS, and this route will be extended in the second phase to Falaknuma and Chandrayangutta. A major junction station will be built at Chandrayangutta to connect to the airport metro.
To reduce costs, the route from Nagole to Chandrayangutta via Mylardevpally was initially explored for the airport connection. In comparison, the route from Mylardevpally through Aramghar to Shamshabad was identified as having higher traffic congestion during the preparation of the Detailed Project Report (DPR) under the Comprehensive Mobility Plan (CMP). It was concluded that this route would likely be used by more passengers. The central government also considers the CMP crucial for approving the metro rail project. Consequently, the government has finalised the Aramghar route.
The largest metro junction in the Hyderabad Metro second phase project is set to be built at Chandrayangutta in Old City. This will undoubtedly change the face of the area. With improved connectivity through metro rail, many believe that people will start establishing their residences in and around Chandrayangutta. Those currently renting in the city are considering buying land or homes at affordable prices, even if they are a bit farther away, now that the metro rail will be available.
In line with this, several real estate firms and construction companies have already begun efforts for real estate projects along the Srisailam Road, which connects to Chandrayangutta. Following the announcement of the Mucharla Fourth City, real estate activity has picked up in the Srisailam Highway area, and experts in the real estate sector estimate that the momentum will further increase with the metro second phase project.
Transportation facilities are set to improve along the Srisailam Road, connecting Chandrayangutta to Shamshabad, including areas like Tukkuguda, Kandukur, Kadthal, Amanghal, Velidanda, and Kalvakurthi. This is expected to provide an opportunity for millions of people working in Hyderabad to establish residences in these regions.
Currently, land and housing prices in Kandukur and Tukkuguda are somewhat high, while areas like Kadthal, Amanghal, Velidanda, and Kalvakurthi offer more affordable prices. Presently, the price of one acre of land on the Srisailam Road ranges from three crores to several crores, starting from Amanghal to Kalvakurthi. A little further inside from the Srisailam Highway, prices range from Rs 80 lakhs to over a crore per acre.
Independent houses in the Tukkuguda and Kandukur areas are available for prices ranging from 60 lakhs to one crore. The apartment culture is just beginning to emerge here, but the construction of villas is already on a large scale. In the Tukkuguda and Kandukur areas, the price of a villa varies based on size and project, ranging from Rs 1.2 crore to Rs 8 crore.
With the establishment of the Chandrayangutta Metro Junction and increased metro connectivity to Shamshabad, real estate experts indicate that there will be opportunities for people to establish affordable residences from Amanghal to Kalvakurthi. Currently, in Amanghal, the price of residential land in DTCP layouts ranges from about 8,000 to 20,000 rupees. In Kalvakurthi, prices range from Rs 7,000 to Rs 18,000 per square yard.
Experts suggest that those planning to settle down here should consider purchasing land or homes now, as prices are relatively low. They also warn that once the metro project construction begins, prices in the area are likely to rise. Therefore, it’s important to decide where to establish your home based on your workplace, budget, and family needs.
