Is metro extension really a boon for Hyderabad Realty?

If we look closely at the real estate sector of Hyderabad, the prices of flats in areas like Miyapur, Uppal, LB Nagar, and Nagole have suddenly gone up after the metro rail has started. CM Revanth Reddy gave clarity regarding the establishment of metro rail and hinted to the real market that their government is prioritising the construction of metro rail. He ordered that the construction of the metro connecting the main areas be started and sought proposals for the same. With this, a somewhat positive atmosphere has been created in the real estate market in Hyderabad.

The new CM thought bit smarter. Instead of building metros only on HMRL, he sought new proposals in coordination with the HMDA commissioner. Metro rail should be constructed to connect major parts of the city. He gave clarification on the expansion and construction of the second and third phases of Hyderabad Metro Rail. The CM was ordered to prepare a comprehensive master plan to meet the needs of the rapidly developing city of Hyderabad and to prepare plans to convert small areas around ORR into growth hubs. He also suggested planning metro rail connectivity from the airport area to Kandukur on the Srisailam Highway. He said that land has been acquired in this area for a pharma city; hence, metro connectivity is necessary. He wished for the third phase of Metro rail expansion from JBS Metro Station to Shameerpet and Kandlakoya/Medchal.

East and West Metro Rail in consideration!

It is known that CM Revanth Reddy has ordered the preparation of proposals for setting up a metro train from Taramatipet on the Vijayawada highway to Narsingi in west Hyderabad. Chief Secretary of Municipal Department Dana Kishore and Metro Rail MD NVS Reddy have issued orders to prepare plans to connect the East and West corridors. This route will be established via Nagole and MGBS. However, it is not known when this metro will be started, but the demand for plots from Amberpet to Choutuppal, which has been stagnant so far, will increase at once. There is no doubt that the realtors will enter the field and sell the plots like a cake, saying that metro connectivity is being built there.

It is known that the CM has said that metro rail connectivity should be planned from the airport area to Kandukur on the Srisailam Highway. There is a possibility that the sales of plots in that area will pick up again with this announcement. This is because the sales of plots have decreased drastically in the last four months. The number of people buying plots in ventures has declined. With the CM’s announcement, real estate ventures will get a boost again. Similarly, the CM said that the metro phase-III plans from JBS metro station to Shameerpet, Kandlakoya, and Medchal should be made. With this, there is a high chance of an increase in real estate transactions around the Shameerpet and Medchal National Highways. All in all, many promoters are welcoming CM Revanth Reddy’s announcement to bring momentum to real estate.

The chief minister directed the chief secretary of the municipal administration department along with the MD of Metro Rail to prepare the plans and send a draft letter to Union Urban Development Minister Hardeep Singh Puri.

Raidurgam Airport put on hold!

The 31-km airport metro plan, which was made by the previous government from Raidurgam to Shamshabad Airport at a cost of Rs. 6,250 crore, has been stopped. Instead, the metro will be connected to the airport via MGBS-Old City and LB Nagar. It covers a distance of 5 kilometres from Nagole to LB Nagar.
