When Indian Prime Minister Narendra Modi recently visited Hyderabad and announced the development of a four-lane road from Hyderabad to Nandyala, the Srisailam Highway grabbed everyone’s attention. The area that will primarily benefit from the construction of this road is Amangal.
Plot rate should be low, appreciation should be high. If needed one should be able to sell the land, or construct a house. Most people who want to buy a plot in Hyderabad share similar thoughts. They want to invest in land when the prices are low. People are purchasing land with a hope to build a house and settle down there after retirement. Some buy land as investment to be used for their children’s education or marriage. Others want to sell it at a slightly higher price, three or four years after buying the plot. For all such people, Amanagal is a good option.
If you are wondering where Amangal is and distances from Hyderabad, Real Estate Guru presents some details for you. At present, Amangal can be reached in 40 minutes from Tukkuguda after getting off the ORR on to the Srisailam Road. The sleepy town is also very close to the upcoming Regional Ring Road which is being developed by the Telangana government. Just like Tukkuguda is fast developing due to its proximity to ORR, Amangal is also expected to witness similar growth due to its proximity to RRR. As the plot rates here are currently low as compared to other areas, those who buy plots here, can get good appreciation in the future. But what sets Amangal apart from others and grabbing the attention?
Amangal municipality is located on the borders of Rangareddy district. Those who cannot buy plots in areas like Maheshwaram, Tukkuguda, Mankhal, Thummalur, Kandukur, Nednoor, and Kadtal are currently preferring Amangal which is fast growth in residential and commercial ventures. Besides enjoying the benefits of living in a municipal area, people can happily build individual houses as per their needs. Land can be bought as a future investment. A large percentage of people who have realised this, are coming forward to buy plots in and around Amangal municipality.
About 13,500 acres of 19,000 acres in Muchherla Pharma City, being developed by the State government ambitiously, fall under Kadtal. Thus, Pharma City is being developed within 4-5 km from Amanagal. For people working in Pharma City who want to buy plot at a lower rate and realise their dream of owning a house, Amangal is the best option. Realising this, many smart investors are now focusing on Amangal.
Finance Minister T Harish Rao has promised to develop Surasamudram lanke in Amangal into a mini tank bund. Accordingly, about Rs.6 crores have been sanctioned. Further, the urban area is located centrally amid five mandals. Once the mini tank bund project is completed, the town is expected to attract lot of traffic from adjacent mandals. People belonging to these mandals must come to Amangal for shopping, watching movies or commuting to other places.
Presently there is a double-lane road from Hyderabad till Kollapur. From there, the State government is developing the existing single-lane road from Somashila to Nandyala as a two-lane road with an outlay of about Rs.1,100 crores. A cable-stayed bridge over Somashila is being developed at a cost of around Rs.860 crores to facilitate vehicular traffic. It will also feature a transparent walk-way where tourists can experience the thrill of walking on water. This is a first-of-its-kind in either of the Telugu States so far. Sangameshwara temple where Krishna and Tungabhadra rivers merge, is also nearby. Thus, Amangal is remarkable location with all such development activities.
The two-lane road from Tukkuguda to Hajipur is being developed as a four-lane, at an expenditure of about Rs.1,725 crores. Once it is operationalised, one can drive from Amangal to Tukkuguda within 30 minutes.
Before 2018, an acre land costed around Rs 10 lakh near Amangal. But it has increased considerably over the years. From Maisigandi to Veldanda near Nagar Kurnool, the price of an acre land adjacent to the main road is Rs.2-3 crores. Lands at a short distances from the main road are priced at around Rs 1-1.5 crores. While the land rates near the Amangal main road is Rs 50,000 per sq.yard, plots are priced at Rs.10,000 per sq.yard further away from the main road. Those who want a plot in a gated community for planned development, will have to pay a slightly higher rate.
