Anyone can understand how badly the HMDA officials behaved during the BRS government after learning about the incident we are going to discuss in this article. HMDA has granted permission to construct a multi-storied building on the land that has a case pending in court. Sangareddy sub-registrar also flouted the rules in this regard. Here are more details about the malpractices of HMDA and Sangareddy SROs that came to light recently.
RS Pasuraa Tellapur Builders LLP, a real estate company, has applied to HMDA to grant permission to construct a project named Anvita High9 at survey numbers 137 and 138 in Kollur. Before that, RS Pasuraa Tellapur Builders LLP had entered into a development agreement with the land owners on 24.14-acre land in survey numbers 137 and 138 of Kollur. Subsequently, permission (0023225/BP/HAHMDA/0468/SKP 2023) was obtained from HMDA to construct apartments on 15.26 acres of land. Ten percent of the built-up area was mortgaged (18125/2023) by the builder to the HMDA. It is noteworthy that it was registered at the Patancheru Registration Office. However, the twist here is that there is a case (OS 182/2016, 28.12.2016) in Sangareddy Court regarding Survey No. 138/AA (138 Survey No. Sub Division) of Kollur village. Apart from this, the Telangana Stamps and Registrations Department has registered this land as a prohibited property in the Rural Prohibited Register. And, without considering these two important points, how can HMDA give building permission to it? Even though the Stamps and Registrations Department has put this property on the restricted list, how did it register the development agreement at the Sangareddy Registration Office? How did HMDA register the mortgage?
Meanwhile, the builder has also engaged in promotional activities without obtaining RERA approval, having received huge investments luring the customers with prelaunch, one- payment offers, and expressions of interest for the past few months. Without knowing the complications involved in this project, the common public has been investing in it as the prices offered by the builder are less compared to others.
At least now, the current CM, Revanth Reddy, must act seriously and ensure that the permission given illegally is cancelled. The employees of the HMDA and Sangareddy Registration Department who are responsible for this should be suspended.
