Higher price leads Hyderabad to record 24% YoY surge in value of homes registered in Jan 25

• Weighted average price of registered properties increased by 3% YoY
• Units above 2,000 sq ft accounted for 14% of registrations

Hyderabad, 18 Feb 2025: Knight Frank India, in its latest assessment, noted that Hyderabad’s premiumization trend continues, with a notable rise in high-value home sales featuring larger living spaces and enhanced amenities. Even though overall registrations remained stable, the total value of homes registered increased by 5% YoY. Hyderabad residential market spans four districts—Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy—and includes transactions from both the primary and secondary real estate markets.

Properties priced under INR 50 lakh dominated registrations, but a strong shift toward premiumisation has emerged with homes priced at INR 1 crore and above increasing by 12% YoY during January 2025 reflecting a growing preference for higher-value properties.

Majority of the registered properties in Hyderabad were concentrated in the range of 1,000 to 2,000 square feet (sft), accounting for 69% of all registrations. Units sized >2000 sq ft accounted for 14% of the total registrations as compared with the 13% registered during January 2024.
