HC Stays Namitha Homes’ 25-Floor Project at Hitex Over GHMC Irregularities

REG News, Hyderabad, August 26 – The Hon’ble High Court of Telangana has ordered a stay on all further construction of “360 Life by Namitha Homes”, a 25-floor high-rise apartment project at Hitex, promoted as India’s first vertical forest apartments. The stay was granted after one of the project’s minority shareholders filed a petition challenging the GHMC’s revalidation of building permission despite the corporation itself having earlier identified 18 major shortfalls. These included the absence of NoCs from the Fire Department and Airport Authority, unauthorized additional cellars, and construction deviations.
Counsel for the petitioner, Mr. K. Pratik Reddy, submitted that GHMC had directed stoppage of construction in May 2025 citing these lapses, but surprisingly issued a fresh revalidation in June 2025 for two more years, without addressing the irregularities. The GHMC argued that objections, if not rectified, would be considered at the time of granting occupancy certificate. However, the Court strongly objected, noting that such a stand would only encourage unauthorized construction. The Bench specifically questioned why the earlier stoppage order was not even referred to in the revalidation letter.
Taking a stern view, the Hon’ble High Court has stayed construction with immediate effect. This case highlights how regulatory lapses and inconsistent actions by GHMC continue to haunt innocent investors in Hyderabad’s real estate sector, with 360 Life being the latest example.
