RERA gave its approval for a project being built in a very good, strategic location. First, the seller sold it pre-launch, but because of RERA, he launched an offer of pre-EMI, where the buyer needs to pay some amount in the beginning and the rest can be paid only after the construction is completed. This offer is exciting for the public, and the flats in that project were bought competitively. So, builders immediately raised the rickety floors. With this, the buyers were very happy; however, their happiness did not last long as the project suddenly came to a halt!
Wondering why the project, which has already sold many flats, stopped its construction despite acquiring permission from the HMDA and RERA? It is because the company did not take NoC from the local airport in Dundigal. This raises many questions, such as, how did HMDA grant the permission? How did RERA grant permission for it? How did HMDA and Dundigal Municipality act blindly? And what should happen to the buyers who bought flats in the project?
Here, we are talking about the Happening Heights project by the Urban Rise near Dundigal ORR, which came to a standstill in March 2023. The company has taken permission to construct 847 flats on 19 floors in this project, which has been started on about 3.88 acres. The construction work was stopped due to the objection received from the local Dundigal Airport Academy regarding the height of this project. Some buyers say that there has been no information from the company about the resolution of this problem since March. Due to this, many buyers are thinking of cancelling the flats.
Buyers are complaining that they did not get a proper answer after contacting the company in this regard. It is known that the prices of flats have increased now compared to two years ago. However, the executives are saying that they will give only the agreed amount. If the construction work is stopped due to the stupidity of the company, why should the buyers suffer financial loss? This is the biggest question. Buyers are of the belief that if they had bought flats in another project, there would not have been such problems. So, they all want the company to repay the money with interest. They are appealing to the Telangana RERA Authority to do justice to them in this matter.

Urban Rise initially said that rooftop green dining, yoga decks, a party and barbecue area, an amphitheatre, a gaming zone, and co-working space would be built on the nineteenth floor. Now there is no clarity about the height of the apartment itself. If the height of the apartment is reduced, what is the condition of the buyers? Out of eight hundred people, how many will get their money back? How much will they be compensated for their financial loss? In this regard, RERA must do justice for the victims.

Real Estate Guru tried to know the latest status regarding the Dundigal project. No response was received from the representatives of the company at the time of writing this report.
