DLF luxury villa project in Goa

Prominent Delhi-based real estate developer DLF is entering the Goa real estate market. The company is preparing to launch an ultra-luxury villa project in the region. The project will consist of 62 ultra-luxury villas, situated 32 kilometres from the Goa International Airport. These villas, to be built on a hill called Rees Magos, will be priced between ₹40 crores and ₹50 crores each. DLF MD and CFO Ashok Tyagi announced that the project is set to launch in the September quarter of this year. The project site is located 4 kilometres from Candolim Beach, 10 kilometres from Baga Beach, and 12 kilometres from Calangute Beach.

“Over the past two years, Goa has emerged as a prime destination for second home purchases. In line with this trend, we have decided to undertake a gated villa community project in Rees Magos, North Goa. This will be DLF’s first project outside Delhi-NCR. This segment is expected to set a benchmark,” said Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Homes Developers.

Recent changes in the importance of real estate investments have been significant. There has been a notable increase in demand for modern holiday homes located in natural surroundings away from metropolitan areas. High-net-worth individuals, expatriate Indians, and corporate giants are following this trend, leading to unprecedented demand for luxury properties. According to the Sotheby’s International Realty Luxury Outlook Survey, nearly 35% of holiday home buyers are choosing Goa as their destination. The Savills India report reveals that young professionals are showing interest in investing in gated villas in Goa. While rental yields in Goa are around 5 to 8%, villa prices in Grade A locations such as Anjuna, Arpora, Baga, Calangute, and Candolim have seen a 22% increase in capital value.
