Developer absconds after selling plots?

Some realtors are acting as if they are only concerned with selling plots, but nothing else. Hence, they are getting layout permission (LP) number for the project and selling the plots with the help of real estate agents, to make some big money. Such companies’ list includes small realtors as well as major real estate companies whose advertise their brand by hiring film stars. People who purchased plots from such companies, are now struggling to get permissions from the local bodies to construct their dream home on the respective plots. The reason – these major companies failed to get final layout approvals from the local bodies concerned.

A realty firm, which sells plots promising great returns, has developed a layout at Indresham near Patancheru Outer Ring Road. The company, which has been running a huge campaign with big movie stars, took up a venture near the Volvo Bus Body unit with the LP number. With names of big stars attached, the plots were sold like hot cakes. But shortly after the plots were sold, the Covid pandemic had hit the realty market. Nearly four years passed since the plots were sold, but the company is yet to obtain final layout approval. As a result, the local bodies are not giving permissions to those who are seeking to construct a house for themselves.

Normally realtors obtain permission from HMDA and develop a venture upon getting the LP number. Roads, drainage and drinking water connections apart from space for parks and other infrastructure, will be developed. Later, they have to obtain the final layout approval. As per this layout approval, those who purchased the plots, will get permission to build a house. Drinking water supply and electricity supply connections will be provided by the authorities concerned. But things appear to have gone wrong after this major realty company ignored developing infrastructure and seeking the final layout approval. Ultimately, the buyers are suffering and are confused as to whom should they approach or how to get redressal of their grievance. They are appealing to this realty company to develop the basic infrastructure and obtain the final layout approval.
