People want to build their dream houses strongly. If we build a home, we do it strongly using very high quality materials. However, builders want to wrap it off the project at low construction cost and handover the house to the owner. If not all, a vast majority of builders think along these lines.
When we buy goods from the market, we look for guarantee and the warrantee. But, the house that we buy spending lakhs of rupees has any guarantee at all? The answer is: Yes. The RERA says it in the affirmative. It says that the builder is accountable for construction defects any for a period of five years from the date of issue of occupancy certificate.
It means, the builder would have to get the repairs done if any defects are found in the project in the first five years. The builder would have to respond in 30 days of bringing the problem to his or her notice. If the builder fails to respond, the RERA should be consulted.
